H-Town Man
This will capture the lucrative "between Uptown and Upper Kirby" market, who will no longer have to travel a full half-mile to get to the nearest emerging live/work/play area. 7

Angostura
I like the narrowness of the internal streets, and the fact that they're not dead straight, so the sightlines are more interesting.

Highrise Tower
Class AAA Office. Would this be a Houston first? Thinking that's just a marketing term, and they actually mean Class AA.

AA/A+ is commonly used for the newest asset classes, though.
Popular Post Geoff8201
Great find Urbannizer! Took this shot back in May but not much has changed. Took it from the top of The Lamar Tower, so I’ll have a great vantage point to watch it come up. Will post more as we see progress.

They would need about $10 psf (25%) above market rents to make a market return on the building they designed. 4

The advantage to get these large scale developments is that we get new urban cores to both infill and later grow out from, but the disadvantage is that you are having to spread out your monies to multiple buildings instead of one. Its highly likely in that situation that the quality per building is going to go down. Then again, in this new phase our city is in, we are looking for more quantity than quality. At some point when you get a good critical mass of quantity will quality arise from that. 2
Popular Post Urbannizer
https://www.virtualbx.com/construction-preview/houston-high-end-mixed-use-project-in-upper-kirby-passes-planning-hurdle/ A proposal to transform the former ExxonMobil research campus in the Upper Kirby area into a mixed-use community recently took a major step forward. The Houston Planning Commission unanimously voted Aug. 22 to recommend the River Oaks Green project – also called The RO in marketing materials – for approval with a 15-foot building line along the western side of Buffalo Speedway. Spear Street and Transwestern had sought from the Planning Commission a variance to allow a 9.5-foot and a 10.5-foot building line along the west side of Buffalo Speedway to better accommodate certain architectural features, overhangs and a cantilevered habitable building area on the development. But they dropped the shorter setback requests and decided to go with a continuous 15-foot building line along the same road. The city was requiring a 25-foot building line. The redevelopment is designed to turn West Alabama Street and Buffalo Speedway into “an aesthetically pleasing pedestrian realm to serve and enhance the commercial and residential uses,” according to the variance case on file with the city.
