What happens if no one leases any of this space? Is it costly enough to endanger Hines? Isn't it at zero right now?

I just wanted to let everyone know that North Italia http://northitaliarestaurant.com/locations/houston/ opened up the other day and i LOVE it! great food, good prices (3 to 6pm happy hour m-f and ALL DAY SUNDAY!) i really like the decor, then the atmosphere and the food is really great (margherita pizza, the roasted artichoke and the olive oil cake are all favorites so far...) but its the STAFF that really makes the place...the bartenders especially are personable and cool and have had a blast a few times already sitting at the bar and hanging out drinking, eating and meeting some super cool people. check it out! (south side/middle of the building)

ok.  thanks gene for the heads up regarding north.  their foods look fresh / handmade / and simply remarkable!  i shall definitely be heading that way for sure...

maybe it's just me, but i think that this particular edifice shall liven up the sometimes stoic montrose district.  this edifice is not exactly gleaming / beautiful per se.  however, it looks young, fun, and inviting.  this is what montrose needs more of....

i love the amenities... love the area... love the prospective streetscape directly to the ROD... love the uplit palms, which seem to make the building flow... love it!

My guess is that since they are not trying to sell any space in it, they are not terribly motivated to publicize it generally. To the extent here is a rtail component, either in the tunnels or at street level, you might hear something about that soon, but it certainly looks like they are not trying to impress anyone beforehand

i get this buddy, but if you as a company decides to construct an edifice upon one of the most heralded / hottest sites in texas, then surely you cannot expect for this construction to be hush hush.  no matter what your hidden agenda may be.  this is just so very unique / strange....

that was a totally cool flight with the drone cloud.  progress it steady downtown.  are you flying / controlling it?  cool indeed....

the more that i read and hear about this HILCORP ENERGY CO building, the weirder it gets.  why oh why, is this particular building so very hush hush?  what exactly... are they afraid of?  quite weird.....

i'm still wondering, just what on earth shall neiman marcus plan to come up with in order to freshen up / expand their store.  neiman marcus houston galleria, is just as antiquated as the old dillard's post oak.  they shall now require a total revamp, in order to stay competitive with the new saks store....
