    Typical. We have developers from multiple cities in addition to our home grown one's and yet its the home grown one that's low balling the potential and deciding to build gated townhomes instead of hirise residential and more integrated pedestrian activity. We need to stop us from making decisions for ourselves, lol.

    Yeah, I too was hoping for a mixture of 8 story apartments, hotel, hirise residential and office. Wasn't expecting lowball town homes.

    I think Fannin and Rusk is the geographic center if the highways are used as boundaries, but in my opinion Main and Dallas makes a better center as development is skewed more to the west.

    I doubt it. I think Skyhouse Buckhead is supposed to be 26 floors.The article says this is the 10th Skyhouse, but shouldn't it be 11th? Midtown Skyhouse Atlanta Skyhouse South (Atl) Skyhouse Buckhead Houston Downtown Tampa Orlando Raleigh Charlotte Austin Dallas And now River Oaks would be 11

    What I heard is that cost held midtown back. The north and east should develop quicker. Heard owners in midtown were sitting on the land waiting for exorbitant land price increases. But now that the rail leaves downtown in 3 directions instead of only one, there is a lot more land options

    I rode the train today at about 1:30. The train was near full by the time It got to UHD and was standing room packed by Preston. They really need these new double car trains. The single ones can barely handle the added passengers from the north line

    He also missed the point I made that a lot of the lots that do have buildings on them have one story buildings that will probably be demolished too. The 10 story residential is going on the lot that had that glass store.

    I am relaxed. Im just saying that eventually they are going to have to go up if they want a sizeable downtown population. The 10 residential plans on the board amount to how many units? 2500?? I'm just saying that residential could return downtown to building tall again if the market keeps up.

    The point I made was quite clear I said it is an ugly shot of downtown plain and simple. Anyway if downtown is going to build a healthy residential population it is going to have to build UP soon. The building that Alliance is building on this block isnt going to cut it. The following are the number of total units if all 35 lots were occupied by: Alliance-7250 Hines MS-8700 on 33 floors Skyhouse- 11800 on 22 floors Park Place-12000 on 30 floors not counting parking Block 35-16200 on 40 floors Thats an average of 10000 units. I am thinking that 102 floor building might start looking attractive if residential interest picks up. About 60 floors of residential in that building would do.

    The two 12 story buildings will be in the frame but not the 10 story.I am drawing a blank on the park. Where will this be? Edit: Looking at Google maps I counted 35 lots in SE downtown that are at least 50% covered by surface parking. I used polk as the northern boundary and main as the western boundary. Counted 60 blocks in total. This is is really a sad state judging by the fact that most of the occupied blocks host single story buildings

    Midtown is a lot bigger than you think. The buildings on that campus takes up less than 1500 feet by 1000 feet. That's only about 4 by 3 midtown blocks. Midtown is about 20 blocks by 15 blocks. It would be the largest thing in midtown, but it would still only occupy less than a 10th of midtown. It would fit in that area between 45, 59, McGowan and Labranch

    The Park I am talking about is not Wussow. That is a regular run of the mill park. I Ann taking about the award winning Ida Gaye park. Look up the Spring Skate Park on Kuykendahl. But that is besides the point. You said we don't want people first impression of Houston to be Greenspoint. How does any of what you said affect the look of the area? You have provided no evidence to refute the claim that Greenspoint is a visually well kept area. Sorry but you lose on that point. I don't think anyone would argue if you had said that you don't want a visitor s first experience to be being mugged in greenspoint I don't think anyone would disagree, but you are making chains about aesthetics when Greenspoint is no different from 99% of Houston. In fact it is greener than most parts of the city and that is an accomplishment because Houston is very green. This argument is silly. Until you show something other than the "I might get mugged" evidence, I am done going around in circles on this. You are letting what you hear of an area paint a picture of the area as a whole

    I think if the slap a facade on that garage this thing would look half decent.the garage is such an imposing behemoth. Can't they add fake brick or something over it? Maybe some inoffensive paint. They need to leave the Humble Oil building alone and donate ask that glass to this building. Lol

    Here are a few Greenspoint pics, the last two are city view place which is on Bennar and Imperial. It has ghetto clientele but far from what I would call ugly. Why would visitors on the rail be turned off?
