What I understand is going to happen -the Kroger on W 20 is going to close when hoo-ha Kroger is completed. -Weingarten, which owns the Old Kroger/Walgreens at 20th and Yale is going to remodel, and include a major fitness facility. I heard this when I attended the meeting about 2121 Yale some time ago. I have wondered whether the Walgreen's would have to move to the Kroger side since the remodeling project may be really major. I would think that Walgreen's would want to hold onto their Yale frontage.
  2. Very good observation. That immediate delta created by driving a new car off the lot is huge. I referenced my accident early in this thread. I feel lucky the car was three years old with low mileage. I hope your future cars are blessed - safe and protected.

However, the idea was to keep cities with need from firing cops in the first place because their tax revenue has dropped on lower property values, lower retail sales, fewer people paying income tax (an issue for localities outside of Texas).   11. Terrific! It's also pretty awesome that they are launching this when the economy is shaky. This a great addition to downtown and another visible symbol of the City's commitment to the arts. It is also a huge coup for one of the City's leading performing arts entities. A facility like this could be a great attraction for artistic talent. Bravi, HB!

  13. As I indicated in the Wash Av. thread, the d-b storm is movin WNW, so Shepherd could see some action, particularly with an outflow boundary. What do you mean "not-quite"? There are Karen Derr signs with the "At-large Position 1" pasties all over Yale-to-Shep. [OK..."pasties" may not be the best term, but it is a year of City poll dancing and KD's supporters keep their signs, at least, 3 feet from the street].
  14. You're not the only one to raise this issue I am seeing some hopeful signs. A new bank and some other new commercial enterpises popping up. You'll notice a number of these are at cross streets where multiple frontages can be pieced together. As I mentioned in another thread, I think it's difficult to redevelop because the lots along both N Shepherd and Durham are relatively shallow for commerical development, particularly with required setbacks coupled with arterial widening. Ironically, the housing gentrification may quash development along the corridor, because new/reclaimed housing is chewing up lateral lots on parallel side streets. (Example: the lots south of the Valero at W16 which have brand new Tricons and remodeled bungalows backing up to them. I do have one brilliant idea. Heights Annex, which straddles the Shep/Dur corridor is wet. I think a combination bar and used car dealership would be cool. Oh wait, it's probably too close to Love Elementary. Damn, kids. (Get off my lawn!) From W16 to W26, about 6 lots west of Durham. I have a friend who lives in this area. Don't call her ugly!

  16. Builder - Atlas Texas Construction It appears that there are two units for sale by the same person. HAR listing shows one address. Both listings are by the same realtor. HCAD: 3002 Falls at Fairdale 3006 Falls at Fairdale I would infer the seller bought on spec. in November of 2007, the year the units were built. It appears the builder still owns many of the units. (See “Nearby Addresses” on the HCAD pages). I would wonder why if I were looking to invest in one of these. I think the stone is ugly. (That's my insight).

  23. The comment was "the wrong side". It's not on Garden Oaks side. Although, Garden Oaks Sec I is on that side of Shepherd. However this is on the wrong side of the tracks...compared to that.
  24. Hey, these places are across from Mister Car Wash! Clean car, great shopping opportunities in the lobby, what more could you want? Besides look at those fine finishes inside. I'm really glad to see a builder bring back the dressing-room-style vanity lights. Mrs. Porchman has frequently commented how much she loves them because they cast such a flattering blaze.
