  1. From what I can find, it seems he was not involved with TMC3, let alone its leader. He was the head of TMCx and the TMC Innovation Institute. I think those are entirely different from TMC3.

  4. That is true for some developers, but certainly not all. For example, Finger does not typically sell their projects (I'm not sure they've ever sold one), and that does not seem to be the typical procedure for Trammel Crow either. I don't think Hanover typically sells their projects either. (But for almost any developer, if the price is right, the property is for sale; apparently, ZRS made a sweet offer for 1414 Texas.

Hines' Block 58 building and 609 Main are both pretty much in the same category of building as the Bank of America Center; close enough to be "like" Bank of America Center in size.   7. Is this really anything more than the natural cycle that real estate (especially residential) goes through? (Growth, Stability, Decline, Revitalization) Are there really no comparable declining suburban areas in DFW or Austin? (And is there really any reason to think the declining areas you see in Houston are truly in permanent decline?

  9. So, it is pretty clearly still removable. They just chose not to remove it. It seems like if the building owners were interested, they might be able to make a case to the CTBUH that the tube has over time become a permanent architectural element, but I'm sure the CTBUH doesn't go around the world scouting out masts, antennae etc. that might be eligible for reclassification.

  11. Interesting. I see CTBUH lists it as 714' (architectural) and 1000' (height to tip) (which would make it a supertall). But they also still show it as 11th tallest in Houston. If they were counting it as 1000 feet, it would be the 2nd tallest building in Houston. Why would the mast no longer be removable? (FWIW, I don't think Shell ever used the mast. I believe the mast was used by various television and radio stations.)
  12. I would imagine the percentage of units leased is pretty close to zero, since they don't appear to be actively leasing the property yet.

That is correc That is correct, at least that it is owned by a Taiwanese oil company and it's been common "knowledge" for many years (and it certainly appears true), that they had no interest in selling or developing. They actually owned the land (or at least most of the land) where Toyota Center and the Tundra garage sit. I don't recall if they sold willingly or if the power of eminent domain was used. The bad news is, they still own the block across from Toyota Center asked about above, plus a bunch more. Point to a vacant parcel in southeastern downtown and there is a pretty good chance it is owned by this company.

  18. It's actually quite different from the Hyatt Place. That building has windows on the front, the vast majority of the east side, at least half of the west side and part of the south side. The subject building has windows on the front and maybe an opportunity to add a few windows on the part of the north side. That's it.
  19. I don't see how they could get enough windows in the building to create a stand-alone hotel, unless it's a very specialized boutique... maybe 50 rooms?
  20. Again, this should not be so difficult to understand... No one ever proposed adding a UT-Houston in the sense of a four-year university competing with UH.
  21. Yes, I suppose you could. But lofts don't match up very well with the product offered by the JWMarriott. I suspect they will go a different route with this building.
