  1. And, as he said, he's working from a different set of criteria than other developers. While it doesn't sound like he'll be putting up any more towers downtown (and to be honest, if we're talking about towers, he already stopped building towers after One Park Place), he kind of suggested others won't necessarily slow down.
  2. Since this is being leased by an arm of the City to be made into a public park, it will surely be tax exempt.
  3. He did sound a bit negative. On the other hand he seems to say One Park Place has been and is very successful and 500 Crawford is at 90% occupancy without giving out deep concessions.
  4. Ah, yes. Macey owns that block and they also have some other parcels that will be taken by the freeway project (including a good portion of the next block to the southwest (presumably block No. 181?)). As you said, none of them are among the Astros lots that were originally suggested as being county-owed and therefore possibly available for swaps for the Pierce Elevated land.

  6. Which block is Block 182? I cannot find a map that shows the block numbers east of I-69
  7. All of the lots that will be affected by the freeway project are on county records as being owned by the Harris County Houston Sports Authority. Further, all of the Astros lots east of 59/69 are included in the Stadium Lease by which the Authority leased them to the Astros (It should be safe to presume the Authority owns the property that they are leasing to the Astros). Macey does own property in EADO and has for many years (and he may have formerly owned some of the Astros lots and/or the part of the site of BBVA Compass Stadium). In a Chronicle article back in 2015, Macey was quoted as saying he was going to lose two blocks to the highway project. Those holdings appear to be behind the GRB.

  9. Houston House is almost exactly midway between Phoenicia and Randall's and is a pretty easy walk to both (11-13 minute walks). Even in the most urban of cities, one is unlikely to find grocers or even a bodega much closer than that to every residence. The northern end of downtown seems to be in greater need of grocers than the south end. There are and always will be inherent inconveniences to urban living.

From a recent city presentation regarding a potential feasibility study for projects to create connectivity from the proposed High Speed Rail Station: "Current rail/bus stations are not close enough to fully integrate with High Speed Rail. Better integration with other transportation modes is needed for [the city] to take full advantage of the opportunities from High Speed Rail."

  14. The few smaller shops and structured parking substituted for some big box space is the minimal difference. It's still a big box with acres of surface parking and some freeway-frontage pad sites.
  15. The primary difference is that it does not include the much-hated Sam's Club. Other than that, the differences between the original and this new development proposals are pretty minimal.

  19. As is so often the case, the Chronicle got a lot wrong in that article. There will still be parking at Terminal E. They still plan to completely replace the existing Terminal D and former C North. There are more errors in the article as well, but that's enough for the moment. We will be building a whole new Terminal just as much as under the prior plan.
