  1. Unfortunately, unless they build and operate the Red Line extension differently, 45 minutes seems pretty optimistic. 33 minutes to travel 6 miles and then 12 minutes to travel 9 miles?

  5. I'm not sure, but I doubt 2929 has average floor height (slab to slab) of 13 feet, 8 inches. So, I'd lean towards Emporis' number of 468' (= 12 feet per floor, far more likely)
  6. That's the "earlier this year" news I referenced above. Since then, Oxy has announced they are putting their Greenway Plaza space up for sublease and that they will be moving to a "newly-constructed... property to the west." That excludes the former Conoco headquarters.
  7. Emporis has 2929 Weslayan at 468'. I think The Huntingdon is still the tallest residential in Houston at 503' 612' would make for some pretty tall ceilings for a rental building. Skepticism might be in order here.

  9. The delay has already happened. They have worked through it. It's going forward now. It's a shame our primary real estate reporter could not report that more clearly.
  10. That is a pretty impressive forecast. The route is also 22 miles long with 34 stations. Keep in mind, riders won't be on the bus for the whole 22 miles, or anything close to it. I expect there will be room on the buses. I like the plan for signature bus service to Bush Airport, but it should stop at the Tidwell Transit Center (thereby connecting to the Red Line) and the other bus lines that meet at the Transit Center) instead of the random stop at Shepherd.
  11. Earlier this year, there was a news item that Occidental (Oxy) was in talks to buy Conoco's (now ConocoPhillips) old headquarters on Katy Freeway. More recently the business media has reported that Oxy has put all of their Greenway Plaza space up for sublease and that the space will be available when Oxy moves to a "a newly constructed, owned property to the west.” Of course, not a single business reporter in this town has managed to discover or, so as we know, even inquire about, WHERE Oxy is building their new headquarters, how big it might be, who is the architect, etc etc. Has anyone heard anything?
  12. Good questions. Another thing Ralph should be more careful about... Sublease space is not the same as "vacant" space. For example, the 800,000+ square feet Oxy has put on the sublease market is very much occupied and is not even available until 2020. But to your questions: Cushman Wakefield shows 44 million square feet of space "direct available" and 9.4 million square feet of sublease space "available". Downtown (which according to C&W has 20.13% of the metro area's multi-tenant office space) has 2.5 MSF of sublet available and 8 MSF of direct available. North Belt (which has about 6% of the metro office space) has 97,000 square feet of sublet and 6 MSF of direct available. West Loop/Galleria (which has about 13.7% of the office space) has 800,000 square feet of sublet and 4.8MSF of direct available. Katy Freeway (about 16.3% of the metro office space) has 2.4 MSF of sublet and 8.6 MSF of direct available.

  14. Maybe you should watch the board meeting video so you can understand the process. (The focus going forward is on the "Moving Forward" plans; neither of which includes light rail to Bush Airport.)
  15. The map clearly shows the red-line extension following I-45 and shows stations at the new Tidwell Transit Center, Shepherd, and Greenspoint. But there is not much point spending time discussing the routing, station placement or theoretical speed at which light rail trains would run on their way to Bush Airport. There is very little likelihood of a scenario unfolding that would provide light rail to Bush Airport in this planning period (through 2040).

  17. Rather odd. Not sure what areas he was including/not including. I'm not sure there are even 9 in Downtown/Medical Center/Uptown, are there? On the other hand, if one expands it to the whole city, there were far more than 9.
  18. As has been the case for several years, that plan to open the new high school facility (meaning move the high school in and have classes) in January 2019.
