  1. We don't have to go as far as Chicago to see a market that builds office buildings in spite of high vacancy rates. Downtown Dallas hasn't seen vacancy rates below 20% in more than 30 years, and yet they've built new office buildings. Granted, nothing nearly as large as the proposed One Market Square, but the point remains. No miracle is required, just a significant tenant or two.
  2. This RH project has been talked about for years. Is it finally going to happen? It's quite surprising that Dallas doesn't yet have an RH Gallery.
  3. The Downtown Retail Initiative was on the agenda for the Downtown Redevelopment Authority's June meeting. Unfortunately, the next meeting is not until August, so we probably won't be able to see the minutes for quite a well (and of course the likelihood of any journalist having covered the meeting, understood the actions, and reported on it is very close to zero).
  4. ^ Following up on this, at the May meeting the Downtown Redevelopment Authority voted to approve a resolution authorizing the performance "of due diligence for the development, lease, or purchase of real property interests for parks, recreational, open space and uses . . . "
  5. FWIW, there are also apartments next to the Beltway in City Centre. Not only do we not know for certain this will mean the end of mixed use, we don't know for certain it will mean the end of well-integrated mixed use. We really don't know anything other than that the property is being marketed. It could end up being just about anything, including, well-integrated mixed use.

  7. Cspwal, I have some more to add to your awesome list of the many places to eat in downtown Houston on weekends. From the prior list of additions I posted, I think we need to delete Wok & Roll and Great American Cookie Co, as it appears they are not open on weekends after all. Approximately 124 of those are M-F only (and the vast majority of those 124 M-F establishments are in the tunnels).

  10. For the record, the AMC Dine-In is NOT just another AMC as to its food selection. But I'm sure most people here already knew that.

  12. So, if one walks down one particular stretch of one particular street on a certain day of the week, and ignores anything in a hotel, and does not glance down any side streets, one can avoid encountering an open restaurant. Sort of proved UU's point for him.
  13. After reading a recent thread on this forum, one could be excused for coming away with the idea that it might be hard to find a bite to eat in downtown Houston on the weekends. Always eager to find the facts, I did some digging around and came up with a list of 110 restaurants, cafes, etc, where one can eat on Saturday and Sundays. An additional 41, for a total of 151, are open on Saturdays. And more are on the way!

  15. And, CBRE has been doing these consolidations in cities with multiple offices for several years. FWIW, It's unclear from CBRE's press release what is to become of the Memorial City office. They give contradictory information in one sentence: "Professionals from CBRE’s downtown Houston and 2700 Post Oak Boulevard offices will relocate to Williams Tower, consolidating CBRE’s Houston operations under one roof."
  16. If that was their strategy, CBRE should have moved their Houston operations to 609 Main, where Hines has its regional offices from which they manage their Houston properties and developments.

  19. Were there every really that many oil wells drilled inside the Loop? (Realistically, to the extent there is any chance of ever building subways in Houston they will almost certainly be predominantly inside the Loop.) Regardless, I would imagine any abandoned oil wells could be dealt with fairly easily in the context of a subway construction project.

Shhhhh. Don't tell the Chronicle... Let's see how long it takes them to report this news.
