  3. Agreed they are doing better at pulling in non-O&G industry HQs; some of which are baffling, e.g., Jacobs Engineering... that's a Headquarters that should have come to Houston. (FWIW, Reliant was never in the top 10 of the Fortune 500. In 2001, Enron was our only top 10 company (and of course that was based on fraudulent numbers).   4. As of 2nd quarter, 2016, downtown has a 56.2% occupancy rate. 207 new units were delivered during the second quarter. Net absorption was 142 units. FWIW, downtown has, by far, the lowest occupancy of all the submarkets in the Houston metro. The metro-wide occupancy rate is 89.7% I think the downtown submarket has a great future, but there is little doubt there will be a glut of apartments in the short term. The "Central Houston" market (downtown, Montrose/Museum/Midtown, Heights/Wash Ave., HIghland Village/Upper Kirby/West U, and Med Center/Braes Bayou) had a 78.4% occupancy rate. 1,404 new units delivered during the quarter, with 732 units net absorption.
  5. You're saying by building it horizontally rather than vertically, it would suddenly be required to have 4 or 5 parking spaces? I don't think that's how the city's parking requirements work. Pretty sure the parking requirements are, roughly speaking, based on the number of bedrooms... and they top out at 2 spaces per dwelling unit.
  6. Kinkaid is correct. OPP was always planned to be rental apartments. It's also very unlikely to be converted to condos. That's just not something Fingef ever does.

  9. Gene, I think you are correct. West of South Post Oak Lane. I drove by there yesterday afternoon. The site is all fenced off with a plywood construction fence. There was some activity on the site, but not a whole lot (and I really couldn't quite determine what was going on as I was driving by and only had a short opportunity to look in.) Interestingly, the site to the north of Hanover Post Oak also had some activity, including surveying flags...

B&B Restaurant – This “signature” restaurant of the Marriott Marquis will serve breakfast, lunch, and dinner in an “airy” and “unpretentious” setting. Bud’s Pitmaster BBQ – Upscale, Southern-style smoked meats. Cueva – The Marriott Marquis’ “wine cave” will feature more than 200 bottles and 20 wines on tap. Texas T – Quick-service coffee, tea, and pastry shop. Grotto Downtown – Italian-inspired fare (think Neapolitan-style pizza and housemade pasta) plus craft beers and a broad selection of wines. Xochi – This new concept’s name means “to bloom or catch fire,” which means that Ortega and his top-notch culinary team plan to let their creativity run wild. What exactly that means for the menu remains to be seen. High Dive – A casual eatery offering panoramic views of Houston, snacks, and “off-the-grill” fare surrounding the Marriott Marquis’ Texas-shaped pool. Biggio’s – Sports bar inspired by Astros legend Craig Biggio. Kulture – Breakfast Klub owner Marcus Davis’ “exploration of the cultural contributions of the diaspora from the continent of Africa thru the Caribbean.” McAlister’s Deli - Quick-service sandwich chain.
