  2. It's possible Midway is doing both. The 2015 annual report discussion may very well refer to the post office site. It seems the purchase of the KBR property likely occurred after the annual report went to print.
  3. Not so sure it's really that much of a stretch. If the inside is largely gutted, it seems they are starting at about the place the Marriott Marquis is currently. And the Marriott Marquis is scheduled to open in November.
  4. In an older building like the Beaconsfield, the monthly maintenance probably includes all utilities.
  5. I'm not sure it's even the tallest residential building downtown. Emporis has Market Square Tower at 498 feet and One Park Place at 501 feet. (FWIW, Emporis has 2929 Weslayan at only 468 feet. The Huntingdon still reigns as the tallest residential in Houston, at 503 feet.
  6. 500 S. Ervay renovation update. Apartments and hotels
  7. Yes, and there's at least as good of chance it won't be built at all.
  8. I can't find exactly comparable daily numbers. Here's what I can come up with DART FY 2015 total ridership: Light Rail: 29.9 Million Bus: 36.5 Million Commuter Rail: 2.2 Million Total: 68.6 Million Metro FY 2015 total ridership: Light Rail: 15.3 Million Bus: 66.3 Million Total: 81.6 Million The best daily numbers I can find: DART average weekday ridership for FY 2015: Light Rail: 97,800 Bus: 122,300 Commuter Rail: 7,800 Total: 227,900 Metro average weekday ridership for April 2016: Light Rail: 59,957 Bus: 221,166 Total: 281,123
  9. No. But they can be. Typically, if a tenant wants A/C on a weekend or holiday, it has to be scheduled and costs extra.
  10. Seriously? There are now no cool family friendly things to do downtown? Get a grip, dude.
  11. Sears Tower was designed and built specifically to handle tourists going to an observation level, with separate elevators and separate building entrances. And the Sears Tower observation level was designed as just that. It's not an elevator lobby doubling as an observation room.
  12. A lot of ignorant things get mentioned on this board. Reality: They had been having a lot of mechanical issues (in the words of the planners, " complex structural, waterproofing and fountain mechanical issues pose challenges below the surface.") Remember, below the park and fountains is the parking garage. The park is being redesigned. According to the Theater District Master Plan, implementation of the new design is targeted to begin in mid-2017.
  13. They have a 19003 square foot space available in one block, and it apparently has 18-22 for ceilings. We can look to the other side of downtown Houston for an easy example of how a grocer could make that work. Put in a mezanine over part of the space and voila, you can have 28,000 square feet (which is what the apparently -successful Phoenicia has).
  14. Limited Edition update: "Briggs Freeman Sotheby’s quietly stopped marketing the Limited Edition in February. It’s been reported that while owners Great Gulf are still very committed to Dallas, they’re reevaluating their concept. . . . Expect a relaunch in the autumn"
  15. Nope. I meant exactly what I wrote. See it here. American Express is also opening a Centurion Club in Terminal D, very soon (by the end of June).
  16. Just sharing the facts. So sorry you are offended by facts. Feel free to correct any errors.
  17. Cool. Thanks. Let's add some information about the status of these projects: 25 projects 12 are under construction 1 has site-clearing activity 12 are in various stages of proposal, varying from "likely to start later this year" to "fantasy-land."
