  1. Would it be possible for you to identify these projects and proposals?
  2. For what it's worth, the developer's website still shows the same rendering and says it consists of ground floor retail space and 9 stories of covered parking. (Under status, it says: "Pre-development Underway")
  3. The RC in Shanghai is the top 18 stories of a 58 story building. I would love to see something like that done in Houston. Imagine adding an 18-story Ritz-Carlton to the top of 609 Main @ Texas.
  4. Somewhat related to AA Aadvantage, American is planning to open an Admirals Club (or is it AAdmirals Club?) at Bush Airport later this year.
  5. Excellent question. I would think/hope there would be an opportunity to cancel (and get your deposit back) if there are significant design changes. (Note to self for when I purchase a high-rise condo sometime down the road...)

Yes there are bedrooms on the southern portion of the building's west wall, but as it happens, not nearly as many as on the northern portion; and there has also been some glass removed from the southern portions of the building, but as it happens, not as much... coincidence?. But in any case, the theory that this may be in reaction to there not being as much market for all glass bedrooms as had been imagined is not suggesting that there is no market for all glass bedrooms.
  7. No. Hotel and residential. That's why I included the Galleria in my list of possible locations within Uptown.
  8. I could see Museum District, but our informer told us that it was not in the Museum District. He also said it was not in Neartown (I think Regent Square would be considered in Neartown.)
  9. If it's not downtown (and I wish it was, but we can always hope for a second one down the road), uptown is really the only possibility. Even more so now that you've eliminated Museum District. And of course within Uptown, we can now rule out the BBVA-adjacent property. Most likely remaining candidates within Uptown: River Oaks District (or adjacent to...)   10. The areas where they have replaced glass with the solid facade materials are almost entirely bedrooms (and some bathrooms). Maybe the market for all-glass bedrooms is not quite as large as originally imagined.

  12. Fortune 500 came out today: Houston metro area now has 24 Fortune 500 companies. That is down 2 from last year. The primary changes: -- We added Huntsman and -- KBR, Buckeye Partners and MRC dropped out of the 500 (they are now at 501, 656, and 541, respectively; No doubt a result of the drop in oil prices.) Our count of 24 is without counting NRG, which is listed as headquartered in New Jersey, but technically is dual-headquartered in NJ and Houston. The State of Texas has 51, down 3 from last year. D/FW has 20, down 1from last year.   13. Could be waiting a while, my friend. This is not much more than a rumor at this point. To summarize the reality: Rumor has it that AMLI spoke to the owner of the property and IF AMLI buys that property, they might build an apartment building that could be as tall as 40 stories.

I know for many HAIFers, a day without wailing and moaning about a Houston building is like a day without sunshine (bonus points for wailing about a Randall Davis building), but get a grip folks. IF they swap out 30% of the glass (and color me skeptical; not sure what the HVAC issues would be), we are still getting a roughly 70% glass building.

  16. True. But 5-6 years is not a long holding period in the commercial real estate world; it's almost inconsequential.

  19. There are plenty of new builds (2015-2016) in that price range as well: Midtown, EADO, near northside, Spring Branch etc etc.
  20. Just did a search on HAR There are 250 2BR+ condos/townhouses for sale inside the Loop in the $200,000-350,000 price range.
