  1. Then why does the County show it as being owned by Sears? We keep seeing people make this statement about Rice owning the property but nobody has ever come up with any actual evidence of it. Meanwhile the county records say Sears owns the property. This Rice ownership seems like an urban legend.
  2. For the record, the Rodeo bought 48 acres. The AstroWorld plot contained a total of 104 acres. That should leave 56 acres not owned by the Rodeo.

  4. As Ross alluded to, I would think the title company should be able to tell you to whom the easement was granted. That will tell you (or at least give you a good idea) what it is for and to whom you could direct a request for a release of the easement. If you seriously want to build a pool, you'd better be certain that not only are there no utilities running in the easement, but that you will in fact be able to get the easement released. If you can't get it released, you probably won't be able to get a building permit for a pool. And if you could get a building permit, it would likely cause you all sorts of heartburn if you ever try to sell the house with a pool built in a utility easement.

  6. Well, Ii think it's a combination of being feasible and serving areas with the most highway traffic. But in any event, the southwest corridor it is proposed to serve is certainly one of the areas with the very most highway traffic. Southwest Freeway (approx. 318,000+ per day) Westpark Tollway (100,000+ per day), Fort Bend Parkway (20,000+ per day)... I'm not sure which other corridor you think has more highway traffic.

But it is Metro's and the Gulf Coast Rail District's and HGAC's highest priority for commuter rail (or certainly in the top 3 for all of those agencies and it's the only commuter rail on Metro's "current projects" list and was the only commuter rail proposed to be built by Metro as part of the 2003 Metro referendum)
  8. FWIW, the Ft Bend Parkway is used by more than 20,000 cars per day. In any event, I'm not sure what your issue with that is. 20,000 cars per day does not strike me as an inconsequential number and the bond ratings agencies seem okay with it.
  9. I'm no big fan of Culberson's (even though I am generally quite conservative and Republican). I think on this issue he has been some combination of disingenuous and ignorant. However, can we stop already with the vilification and character assassination? To be fair, there is PLENTY of blame to go around regarding this (hopefully formerly) dysfunctional relationship and Culberson is hardly the only elected official in the region to have had complaints about Metro's past management. Is anyone here really denying that Metro has been filled with some combination of arrogance and incompetence? Whatever the source of the problem, it's hard to argue that this is an historic breakthrough. Regarding the 90A commuter rail project. That has been the highest-priority commuter rail route for years. I don't know of any study that says it would have low ridership. Interesting info on Metro's website that I had not previously noticed: Earlier plans for this commuter rail route had it terminating at Fannin South, thus requiring all passengers to transfer to the Red Line. The plan now appears to have the commuter rail operated with light rail equipment so that it can continue up the Red Line, all the way to Wheeler Station.

The one thing I was hoping to see in the Theater District Master Plan, but do not (yet) see is a plan to demolish the Hobby Center parking garage and replace it with some site-sensitive mixed-use, benefiting from the frontage on Buffalo Bayou. I'll continue to hold out hope since what we are seeing so far is just an overview of the Master Plan presented to a city council committee. Hopefully, the full plan will include getting rid of that parking garage. (On a related note, there was recently news that the Theater Under the Stars musical theater school (which is housed in the Hobby Center) is running out of space. They could expand into whatever replaces that parking garage.)

  13. If I'm not mistaken, we have seen no renderings or plans for this garage. It is actually planned as some sort of joint venture between the church/academy and Houston First. Given their other work in the area, I'm pretty confident it will include GFR. However, I also suspect part of its purpose was to provide parking for the now-canceled Nau Center. So I wonder if it may not go forward just yet. Haven't seen anything about it for quite some time.
  14. The City owns Bayou Place. It's operated by The Cordish Companies, on some sort of long-term lease/development contract. Personally, I think they (Cordish) have done a pretty lame job with it... I wouldn't mind seeing it turned over to a different developer with more exciting ideas. EDIT: Damn. According to Wikipedia, Cordish has a 50-year lease, beginning in 1997. Hopefully there are some clauses giving the city some flexibility... Or they can convince Cordish that tearing down part of it will make the rest more valuable.
  15. It didn't say much at all. But the renderings show at the least a massive remodel of Bayou Place, with the portion covering the Bagby Street being eliminated.
  16. Agreed. I think it's a pretty vital link, both for vehicles and pedestrians. The Convention District Master Plan made a pretty big point of maintaining and improving the Polk Street linkage.
  17. Just that it's in the process of being approved. I tried to get a copy of it, but they didn't want to give it out until it's been fully approved.   18. No, I don't think they ever stopped parking on the lot for this most-recent iteration of 6 Houston Center. They just put up the fence with the pretty renderings and kept right on leasing out the parking spaces. I also don't think they ever had a groundbreaking this time around.
  19. Do you not think the neighborhood will get any benefit from the freeway being trenched through this stretch? I would happily trade a few minor street crossings for a depressed freeway.
