  2. examples? Are they accessible and usable in a way that makes them anything like full fledged gardens parks etc as you have suggested? There are certainly positive things to be said for green roofs. But I think you are getting carried off into total fantasy land when you suggest that green roofs can in any significant way provide us with "full fledged gardens, parks, public sports complexes, TopGolf, miniature golf, outdoor entertainment areas/patios/bars,..."

  4. The forecast growth in the Galveston-Houston Regional Forecast 2025 was between the years 2000 and 2025... 25 years, not 11 years. The total forecast growth was 2,991,000. In the first 13 years of the 25-year forecast period, we grew by1,643,587. To clarify, here is the forecasted growth for each of the Zones: 1. (Inside the Loop): 190,000 2. (Loop to Beltway): 856,000 3. (Beltway to Grand Parkway: 1,267,000 4. (Beyond Grand Parkway: 512,000 5. (Further beyond Grand Parkway - roughly beyond 35 miles out): 166,000

  7. Don't be expecting a worthwhile answer from nativehoustonian (I'm sure you weren't as he's made it quite clear he doesn't know what he's talking about). Latam is just an airline holding company. It owns LAN and TAM, which are still operating as separate airlines serving different markets with a separate set of aircraft, each with their own livery.

  13. No. By census data Houston will absolutely not pass Chicago by 2020. By 2020 we will still be approximately 300,000 behind Chicago. Our city population absolutely will not surpass Chicago this decade.

Actually at the present rates of growth (most recent data for cities is 2010-2012 growth; most recent data for metro areas is 2010-2013 growth), the Houston metro area will surpass the Chicago metro population around 2030, when both metros will be just over 10 million. Houston city will not surpass Chicago city until later in that decade (around 2036), when both cities will be just under 3 million. (FWIW, Chicago is not currently 10+ million. Their most recent metro population estimate (July 1, 2013) was 9.5 Million. Houston's 2013 metro population estimate was 6.3 million.)

If high-rise buildings lined top to bottom with individual balconies don't do the trick, not sure a billboard will get it done. ;-) I have a feeling that someone who goes to House of Blues and is unaware of the complex to which it is attached could easily go through life without noticing billboards telling him there are residences downtown.

  21. There is plenty of reason to question the reality of 6HC starting construction this summer (see, for example, the "ground-breaking" for the previous version of 6HC some years ago). BUT, I don't think the HBJ reported a 12% increase in vacancy rates in Houston. If they did, they got it wrong. Given the state of Houston reporting, it wouldn't be all that shocking of a local paper got something that wrongm but here is what I find reported in the HBH: According to CBRE, as reported in the HBJ, the overall market vacancy rate indeed increased very slightly, from 11.8% at the end of 2013 to 11.9% at the end of the 1st quarter 2014. (That is roughly an 8/10ths of one percent increase in the vacancy rate.)

  23. ^ And what it is, is a parking garage. I thought we were discussing its configuration when it was a department store. and fwiw, HCAD may not lie, but they have a lot of bad information in their system.
