^ Swamplot is quickly losing their credibility. They've always been a little heavy on the snark, but lately seem to be letting the desire for snark override the presentation of facts.

State National Bank To Become Moxy Hotel By Marriott At 412 Main St.
Houston19514 replied to Urbannizer's topic in Downtown
Glad to finally see a morsel of information on this. Oh what I would give to have just one reporter in this town that might occasionally dig into public records, attend meetings, and, you know, report on development projects (beyond pulling press releases out of the email/off the fax machine. ) Urbanizer, you could be the person for the job. -
Aris Market Square: Multifamily High-Rise At 409 Travis St.
Houston19514 replied to Mab's topic in Downtown
I'm very familiar with the earlier renderings (and site plans), the new renderings, and both Swamplots and your notes and bemoanings. The new plan has very close to the same total retail frontage as the original rendering (and includes retail at the corner, some of it fronting on Preston. Both Swamplot and you only noted the removal of retail on one side and failed to note the similar amount added to the other side. (But one presumes that, since there is parking in the levels above the retail, none of it can count as legitimate retail space anyway...) ;-)- 1,528 replies

Aris Market Square: Multifamily High-Rise At 409 Travis St.
Houston19514 replied to Mab's topic in Downtown
As is so often the case with those who want only to be relentlessly negative (e.g., Swamplot), the reduction of retail on the Preston side is noted and bemoaned, but the countervailing increase of retail on the Travis side goes unmentioned (they moved the auto entrance/exit from the Travis side to the Preston side).- 1,528 replies

Well that's a relief. I was afraid H-Town Man had had a stroke or something. ;-) Oh, and from ZieglerCooper's description of the building: "The corner of Travis and Preston streets has a welcoming porch for outdoor dining which reinforces pedestrian activity at the street level."- 1,528 replies

Crazy. Any idea what's going on at Shell that would cause them to vacate space when they are only 3 years into a 15 year lease?

No cause for panic. As has already been noted, Shell has their space in One and Two Shell Plazas leased until 2025. Not likely to vacate that space any time soon. Likewise, 1000 Main. While I don't know the term of their lease at 1000 Main, I do know they just moved all of their trading operations in there less than 2 years ago. Very unlikely to be moving again in the near future Shell formerly had significant space in Pennzoil Place but they have already moved out of there (hence Pennzoil Place's 500,000 square feet of available space). And they formerly had space in Houston Center, but they already moved those operations to 1000 Main.

Are you saying they are going to be vacating some or all of One Shell, Two Shell and/or 1000 Main? Not likely in what I would call the near future. If you are referring to their spaces in Pennzoil and Houston Center, I believe those space are already vacated.

Chevron Skyscraper Proposal At 1600 Louisiana St.
Houston19514 replied to ricco67's topic in Going Up!
Someone did tell us there was a 4th tower planned... I don't think it was Swtsig. -
If I may ask again, is there any timeline attached to either of these rumors? Any indication of the status of the projects; how far along they are...?

Wow. Chevron apparently still has big plans for downtown Houston and wants to make sure they don't get boxed in. Great news! -
Curious if anyone here knows of any significant numbers of Phillips or Shell employees around Houston outside of One and Two Shell, 1000 Main, Woodcreek, Westhollow Technology Center (also recently expanded and renovated) and phillips' Westchase/Energy Corridor facilities.

LOL. Do any of these rumors include timelines? -
The renovations of One Shell were part of the lease extension deal and are already well underway. Shell is very very very unlikely to be abandoning downtown any time soon.
