  1. I think it's mislabeled. In the GRB Master plan that includes the north-end garage shown, the Hilton garage is replaced by the 4-block addition to the GRB that is mislabeled here as Hilton parking garage.

Interesting stuff from BisNow's Future of Uptown: Uptown Houston District CEO John Breeding (speaking to our 350 attendees) says development is booming in his submarket across all property types. Residential is the bulk of construction, with over 20 multifamily high-rises in the works. There are eight hotels in discussion that would add 2,000 rooms, with four planning to break ground next year. (It's a good time to be in the mini soap business.) There's 2M SF of office development in the pipeline. TxDOT is reconstructing the 59/610 interchange starting in 2017 and ending 2021, and John says his district's $190M mass transit plan is more than just transportation improvement; it'll remake Uptown. Fun fact: Uptown is the 14th-largest business district in the country.

  5. ^ Cool. Note that the site plans states that the Fitness Center, the hotel and the six restaurants (plus an "office" space on the second level) are all "under negotiation". The site plan also indicates two additional spaces designated as "office", another as "office/restaurant" (all on level 2), a "restaurant/bar" space on level 3 and a couple of undesignated spaces on level 1.

  7. It only takes a little imagination. No one is suggesting Highland Village is currently pedestrian friendly, only that with some vision and imagination, it and the burgeoning retail/mixed areas to its west could become pedestrian friendly.... and fairly easily, I might add.
  8. Not really hard at all with just a tiny bit of imagination and vision. After all, the reasons you listed above that in your mind makes a Westheimer pedestrian oriented strip unlikely also apply to North Michigan Avenue. High-end target shoppers. Too large of scale. Street is too wide and strip is too long... (North Michigan Avenue is easily as wide as Westheimer and longer than the strip along Westheimer being discussed.)

  10. Nothing has changed... Five Allen Center is on the shelf until they sign an anchor tenant. If/when they sign an anchor tenant (or more than 1), they will then determine the size/height of the building. If they sign 1 million square foot anchor tenant, you can bet they will build a 40-50 story tower. If they don't sign an anchor tenant, they will build nothing.
  11. It looks like the low-rise portion of that rendering may be a re-hab of the existing shopping strip along Sage, with the hotel being added on the current surface lot at the corner of Sage and Alabama.

  15. It was the first NFL stadium with a retractable roof, which is pretty clearly what Nola Boy meant.
  16. The word at the time from both Macy's and the city was that they lost their lease. Also that they were interested in finding space downtown for a 150,000 square foot store.
  17. Highly doubtful. If they were in the middle of a ten year lease and wanted to stay, there would probably be a lawsuit in progress.

  19. Yes, people have floated all kinds of ideas. Unfortunately, none of those ideas had any money floated with them.
  20. No. The building pictured is what has been proposed for a site in uptown Dallas. Construction awaits an anchor tenant. it will of course be nowhere near 1.5 million square feet (assuming it even gets built). EDIT: FWIW, the building pictured was "announced" a little more than 1 year ago. 20 stories, 470,000 square feet of office space; 60,000 square feet of retail. At the time of the announcement, construction was slated to start in 2013. On the subject of the "new trophy tower", there is very little to it. All that has happened is that Ross Perot Jr. bought a parcel of land on the edge of downtown Dallas that is zoned to "allow" more than 1.5 million square feet. No plans have been announced and it is likely that Perot has no specific plans for the plot at this time. Given the office market in Dallas, it is highly unlikely that anything even approaching supertall status will be going up and it is also highly unlikely they will build anything approaching 1.5 million square feet. The smart money is on this scenario: The site became available for what Perot saw as a good price, especially given that the site produces income (it is leased to Bank of America). Perot buys the site and makes a fluff PR statement about it being a prime gateway site for an iconic statement, yadda yadda yadda. I think we can expect to see the BofA drive-through in operation for quite some time.
