  1. I seriously doubt that "only in Houston" has a privately-owned man-made retention pond ever been removed or moved for the purpose of development.
  2. The good news is, according to the rendering, we are not completely losing the facade. Exciting news from the Galleria. Only a little disappointed they didn't snag a Bloomingdale's for the project.
  3. Is the Chronicle's garage really that "new"? It looks like it's about 200 years old. That thing really needs to be torn down. One of the biggest filthiest eyesores in downtown Houston. Gawd, I hate the Chronicle.
  4. I can absolutely guarantee you are incorrect in your projection that "none" on of the theater district patrons will be using rail to get to a show. Your apparent hatred of rail is clouding your thinking.
  5. That is exactly the problem with separatjng out metro divisions. It leads to misleading numbers. Every metro area has zones with higher concentrations of office space than other areas. The census bureau tells us that comparing metro divisions with metro areas is not a good comparison.

  8. 1. Chase does not own the Chase garage and likely woukd have nothing to say in the matter. 2. I would think an additional tunnel connection would do nothing but increase the value of the Chase garage building, so not sure why the owner would object. 3. Hines still manages and/or owns the Chase garage.
  9. Why did we change the directional orientation of the stadium? The new East-West orientation provides more fans and our TV audiences a dynamic view of the Houston skyline.The east side seats in Robertson Stadium experienced intense sun during day games. We conducted a comprehensive sun and shade study at three different kickoff times in both early and late fall. The study indicated improved shading and comfort for our fans without hindering the ability of our student-athletes. The new orientation attempts to mitigate the impact of the late summer sun on the fan experience while also achieving several other goals:The north sideline seats are adjacent to the new Stadium Parking Garage for convenient access;The new orientation is congruent with the University’s current grid system;Creates a more efficient surface parking system; andCreates vibrant and relevant interaction with the adjacent academic corridor.The new East-West orientation is not unique to the University of Houston. Many FBS football stadiums such as Clemson, Florida State, Georgia, North Carolina, Oklahoma State and Oregon have similar orientations.
  10. Nothing particularly new here. Skanska said earlier that they see a lot of opportunity on the south end of downtown and anticipate developing an office tower on this site at some point.
  11. Of course it means something. It's silly to pretend it doesn't. Further, Chicago won't have 3 million more people than Houston metro in 20 years, which is what we're talking about. The Chicago metro area is barely growing (roughly 3/10ths of one percent per year. Houston metro is growing at about 2.1% per year (7 times the pace). At these rates, Houston metro will be 9.5 Million in 20 years and Chicago will be about 10.1 Million, a difference of only 600,000.
  12. Not sure what office space numbers you used, but I see some problems. -- For the Tulsa metro to have 55 square feet per capita would mean they have 47.5 Million + square feet of office space. I don't know any one who that thinks Tulsa has that much office space. -- Comparing metropolitan divisions (only in the case of DFW) with metropolitan areas is not comparing apples to apples. Ft Worth-Arlington: 57,524,775 sq ft of office space Dallas-Irving-Plano: 286 Million sq ft of office space Total DFW: 343,524,775 sq ft of office space 2012 population: 6,700,991 DFW office space per capita: 51sq feet

  17. No, the headquarters is not and will not be in San Jose. Again, we are talking here about Samsung Engineering. The US headquarters of Samsung Engineering is in Houston. Samsung Engineering is an affiliate company of, but is not the same as, the Samsung Electronics and Samsung Semiconductor that have US headquarters in San Jose. http://www.samsungengineering.com/eng/company/Network.jsp
