  2. Understood. But confusion arises when she posts, in response to a question clearly and solely about the CBD market, that "there's a ton of demand. . . . I can think of 2 million square feet of space that WILL be taken in the next 6-12 months (in big chunks). There's probably a whole lot more than that." Both the question and her response mentioned the CBD and neither the question nor the response made any mention whatsoever of the EC or any other submarket besides the CBD. I am glad she has now clarified that she doesn't actually know of any potential major lessees looking in the CBD submarket or the source of any of the demand being perceived by Hines, et. al.
  3. So, now you are saying neither the Houston nor Austin ZC mixed-use projects are "that tall"?
  4. Yeah. Pretty sure the planetarium project is HOK. Plus, Lockmat previously clarified that the Austin ZC project is "not that tall". So . . . probably a different project.
  5. Lockmat is not the only one having trouble understanding all of this. Are you saying you know of 2 Million square feet of CBD leases that are going to be signed (in big chunks) in the coming 6-12 months, but you just don't know who any of the signing tenants are?
  6. Exciting stuff. That bodes well for getting at least 2 of the proposed downtown towers under way, I would think.
  7. The good news is, we never have that combination of temp and humidity, or anything very close to it. (For example, right now, a typical August afternoon, the temp is 96 and the humidity is 42%.)

  9. I wonder just how concentrated those 15-20,000 people need to be. Would those numbers spread over the CBD, midtown and Eado do the job? If so, we are very close, if not already above 20,000.
  10. Yes, their occupancy numbers are the primary reason they are not going to be building any 50-60 story buildings. You originally said they weren't building anything in downtown Dallas becasue of the Museum Tower fiasco. That is simply not the case.
  11. ROFL. Museum Tower is indeed a fiasco, for any number of reasons. But it has nothing to do with nothing being done in downtown Dallas (which is a bit of an exaggeration).

  14. It was reported recently that it had been sold and the new owner plan/hope to rehabilitate in the next couple years. I think that's about all anyone knows. (Unless we have some insiders here with more knowledge.)
  15. I don't think they plan to change the "look". I think they just plan some functional changes. Perhaps room for street level retail.
  16. Not a hard choice at all. Downtown. I hope to never see a building taller than Transco in Uptown.
  17. Great news for the Museum District: From Swamplot: The building will feature three restaurants. The first is a coffee/wine/beer concept that will serve light bites and feature the same coffee beans from Greenway Coffee and Tea that are currently featured at Blacksmith, the Eatsie Boys Cafe and Paulie's (among others). The second will be a Korean fried chicken concept tentatively called Dak & Dop. The third will be a full service restaurant under the direction of executive chef Chris Leung, who's already partnered with Balcor on ice cream shop Cloud 10 Creamery that's set to open in Rice Village's Hanover development this fall.
  18. Is it just coincidence that this building shrunk by almost exactly the amount 609 Main allegedly grew, almost at the same time?
  19. LIkewise. Love the design of this building. Especially if we can have both this one and the Hines tower at 609 Main.

I'm a little hesitant to ask a question, given the attacks from Lockmat for having questioned "legitimate sources", but I seriously wonder . . . is this building proposal really completely absolutely set at 41 stories, or is that just the current plan, subject to adjustment and revision as the market warrants? (It seems that unless they are quite close to actual construction, the final size is still open to adjustment, no?) If the size is final and unchangeable, is that a good sign for those who are eager to see construction?
