  1. I know Swtsig has proven himself over many times. I respect his posts and in fact did not even question him per se. I merely pointed out the rather obvious disconnect between his proclaimed 41 stories and the rendering clearly showing will more than 41 stories. If we can't question posts here and have discussions, we might as well just read Swamplot and forget about HAIF. I wonder if Editor would prefer that. Get it? This thread (minus your ridiculous rants against me) is a good example. Questions are raised. Swtsig clarifies. Better information all around. As regards, hoothrewpoo, to the extent I may have implied (rather jokingly because of his name) that he was lying it was clearly spurred by rather wildly contradictory and unexplained posts. Yes, I pointed out the obvious unexplained inconsistencies. He was a brand new poster and I was testing his knowledge. If one is going to post information on a public forum, one needs to expect some questioning (frankly, especially when one chooses a name like whothrewpoo; it doesn't exactly spur confidence.) ;-) HoustonTx... Again, I did not call him a liar. Only that the story he was repeating was silly nonsense and highly unlikely to be true. I stand by that opinion. I didn't call him a liar nor do I have any particular reason to think he's a liar. I think he's gullible and perhaps naive, but not a liar. I've seen and heard a lot of corporate rumors in my day and have a pretty good sense of them. The transplanted tree story sounds like a corporate rumor, especially with the ridiculous $1 Million price tag. And don't worry, HoustonTx will be back. He's played this little drama queen game before when someone dared to ask a question (and it wasn't me).
  2. I'd rather we keep the older buildings in place. They add great character to the area. There is no shortage of space for Hines' new development.
  3. Oh for gawd's sake. The question practically asks itself when the rendering of a "41 story" building clearly shows more than 41 stories. No attack on anyone's integrity. Just stating the rather obvious. This is a forum for the purpose of sharing and necessarily questioning information. We don't know identities, for the most part, and therefore don't know what information is legitimate and what is not. Forums such as these often attract people who like to pretend to know things they don't know (See, for example Montrose1100's recent confession.) When there are obvious gaps, inconsistencies, irrelevancies, and patent nonsense in stories, I will question it and encourage all others to do so as well. Further, there was really no reason for Swtsig's tone attacking those who were speculating whether the building was 41 stories or (as represented in the rendering) more like 50 stories. If a developer releases a rendering of a building that obviously has more floors than said developer plans, well . . . people are going to speculate, especially when so very little information at all has been released about this proposal.
  4. Bisnow reports that Griffin Partners will be building the new 2,000 space parking garage at the north end of the GRB that will serve both the GRB and the new Marriott Marquis Hotel. It will have a "creative and original facade" according to the chairman of Griffin Partners, who also said that he believes retail is poised for new development and particularly sees demand for new retail downtown.

  7. 300 apartments in only 8-10 stories? I would expect at least twice that many stories. For example: The Sovereign. 290 apts. 21stories. Is there any particular reason you expect rental rather than for sale?

  10. a 9 story crown cannot be only 60' tall. Either it is not a 9 story crown, or it is more than 60' tall.
  11. Not to worry. His supposed information about the Hines tower probably had as good of a source as his story about ExxonMobil's $1 Million tree transplanting job. With the public information we have, it seem highly unlikely that such precise numbers for the Hines tower even exist at this point in time. Oh, and... he'll probably be back. He's played this game before when someone dared to question one of his posts.
  12. Disagree. I think it's unlikely to ever be much of a hot spot. As ChrisPHous said, it's basically a cul de sac. The whole Victory Park development is poorly designed and poorly located. They are currently trying to do some re-design, but it pretty much is all that it can be.

Downtown is going to be a madhouse by this time next year with all of the construction: Marriott Marquis GRB Parking Garage/Retail Nau Center 500 Crawford apartments (Finger) HSPVA Chevron (1600 Louisiana) 609 Main at Texas (Hines) Hyatt Place Hampton Inn/Homewood Suites Holiday Inn/Savoy Bell/Leeland/Main/Fannin Apartments The above I think are all either certain or highly likely to be under construction by mid-2014.

  16. MSAs are based on county lines. So the square miles included in an MSA does not necessarily tell us much. It would indeed include preserved green space areas.
  17. Off the top of my head: Lake Houston Park is pretty new: almost 5,000 acres of parkland Spring Creek Parkway is being developed: 15,000 acres of new parkland Bayou Greenways will add another 1,500 acres of parkland As to a pine preserve, we have Sam Houston National Forest.
