  1. Good catch on that new skywalk. Make sense -- Chevron recently acquired that additional parking garage.
  2. The building was sold earlier this year to Shorenstein Properties who said they planned "significant improvements" to the building "to increase the property’s value by establishing its long-term position and further enhancing its reputation in the market"
  3. I think your assumed average of 1.7 people per apartment is quite high. Probably closer to 1.2 people per apartment.

  5. Wow! That is awesome news. If it's confined to the current parking lot, it seems it would almost have to go at least tall-ish. Probably not a big enough parcel of land to do a mid-rise.
  6. Those Shell and Chevron rumors seem pretty unlikely. Chevron has made a huge commitment to its downtown campus. Very unlikely to be moving anywhere. Shell has recently extended its downtown leases and is expanding its footprint in the energy corridor. Also very unlikely to be going anywhere.

  8. There is, of course, no set definition of "high-rise" or "mid-rise" or "low-rise". But I think one can safely say that in the Houston real estate world, very few would consider a 6 story building to be a high-rise.
  9. New Hyatt Place Hotel planned for downtown Houston on Rusk (same block as the Hampton Inn/Homewood Suites posted in another thread) 11 stories, 261 rooms. Ground to be broken by January 2014. Open by Summer 2015.
  10. A dual badge hotel is planned for Crawford between Rusk and Capitol. Hampton Inn with 168 rooms and Homewood Suites with 132 rooms. 14 stories.   11. I believe they actually have a dual headquarters - Houston and Fremont. According to the Business Journal's account, The Men's Wearhouse is technically based in Houston, but its major operations, including design, marketing and store operations, are in Fremont. (I don't think that gets is quite right either. I think it's a stretch to say their "major operations" are in Fremont, as opposed to Houston. Their executive offices are in Fremont, Cal. My understanding is that pretty much everything else is in Houston.
  12. I think you might be reading too much into the latest news feed. The latest news indeed was that Chevron plans to relocate 400 people beginning in August. BUT that was based entirely on a filing with the California state labor officials. (They are required to notify the state any time they are relocating more than 50 people within a 30 day period.) I don't believe Chevron has ever been quoted as saying they have changed their plans that were announced back in December. The announced plans were that they plan to relocate 800 jobs/employees over a two-year period. This latest news is in keeping with that plan and is likely just the first of 2 or more required notices to the State labor officials, as they determine the exact jobs and timing of the transfers.

  15. Wrong on both counts. Not all deaths must be disclosed. Only deaths on the property that were not "by natural causes, suicide, or accident, unrelated to the condition of the property, occurred on the property." "Ghosts" do not need to be disclosed in Texas (or almost all other states).

  17. Not only is this rendering very old. It is not for (or on) the Central Bank Building property. As mentioned, this is on the corner of Milam and Gray -- a small one story building that is not part of the Central Bank Building property.
