  1. The other responses have been exactly right regarding the Dallas "World Trade Center", and its nonsimilarity to the Houston World Trade Center.   2. Wow. I thought Phase II had already started construction. This looks like a fluff press release to try to boost sales. Notice that they don't specify a date for ground breaking or even a month, just "soon," and then proceed to recite all of the superlatives they can come up with regarding the project...
  3. You misread the article. Yes, the plans are still alive, but the Jury Assembly structure and the plaza are not part of the proposed $900 million bond issue. According to the Harris County 2007 Capital Improvements Plan, "Construction is to begin this year after completion of an addition to the county parking garage at 1401 Congress."
  4. The contract to construct Klein Collins was awarded EIGHT years ago. The contracts to construct the two high schools under discussion in Cy-Fair are not likely to be awarded until probably at least 2 years from now. So we're talking about a ten year time difference. Look at the information on Cy-Fair's website. In 1997, the Texas median school construction cost for high schools was $77.20 per square foot. In 2007, the Texas median school construction cost for high schools was $158.00 per square foot. As I posted earlier, the cost of Cypress Ranch HS (Bid Feb 2006) is running at $123.23 per square foot. For the two new Cy-Fair high schools, they are estimating construction costs not in 2007, but in 2009, at the earliest, I would imagine. As to size, I cannot find anything authoritative, but from what I have found, it appears the proposed new Cy-Fair high schools will be closer in square footage to Klein Collins than to DeKaney.
  5. There's an interesting presentation on Cypress-Fairbanks ISD's website about school construction costs. To summarize regarding high schools (these are all in $/square foot): The Texas median cost of a High School in 2004 was $111.60. That same school will cost $158.00 today: Assuming a Bid Date in February 2004: Inflation from 2004 to 2005 @ 9.64% = $123.52 Inflation from 2005 to 2006 @ 11.16%= $139.04 Inflation from 2006 to 2007 @ 12% = $158.00 Costs of other area High Schools: Pearland ISD Bid February 2007 $150.32 Humble ISD Bid December 2006 $145.91 Costs of Cypress Fairbanks ISD High Schools: Cypress Ranch HS Bid Feb 2006 $123.23
  6. I don't know where your number is from, Jason. But the Census Bureau has Arlington at 362,805 as of July 1 2005, having grown about 28,000 in the five years since July 1, 2000. At that rate, they'll hit 400,000 not long after 2010.
  7. Relax. The news last month included the Timetable: Conclusion of negotiations by mid-July; stadium open for play by 2010.
  8. Take a closer look at that "Mandarin Oriental" construction site. I'm pretty sure you'll see that the construction on the north end of the site (where the hotel/office/condo tower will be sited) has not actually started. What they are currently building is the adjoining parking structure which will have retail on street level and provide much needed parking for the entire Victory Park development. The word is, construction on the actual tower will start this fall... maybe.
  9. You've left out the condos at the W, the condos at the Mansion, and several other high-end projects that have gone up recently or are going up in Dallas. No doubt there are plenty of people in both Dallas and Houston who could afford such condos, but are there that many actually interested in doing so? The jury is definitely still out on that question. Note that several very-high-end projects have been canceled in both Dallas and Houston in recent years.
  10. There are also tunnel entrances in the sunken plaza in front of Wells Fargo, and I believe at the city building that was formerly HL&P. There's also a direct entrance in the McKinney Place building, next to what used to be the doughnut shop.
  11. Who is the design group? I think that might be an older, more-preliminary rendering. It does appear a little more bland than the new renderings on Wulfe's website (which I think look great, except for the parking strip in front).
  12. Perhaps I overlooked it, but I don't see any pricing information on that website. Where did you come up with that "starting at $1 million figure? If true, I'll be surprised if it gets built too. 125 units starting at $1 million? In a market that is already struggling to fill the Ritz Carlton, W, Mandarin Oriental, etc etc? Doesn't seem too likely. ... or delusions ;-) EDIT: Aztx, I found the "starting at $1million" thing in Steve Brown's DMN article. Beautiful design, but can they be serious? $1 million for a 1450 square foot apartment in Dallas Texas? More power to 'em if they can get it done...
  13. Mandarin Oriental in Austin? Did you mean to refer to the W in Austin being under construction? (And I don't think they've started construction on the Austin W yet, but not certain about that.)
  14. Actually, the Dallas Mandarin Oriental is not yet under construction. They are currently saying they expect construction to start this fall.
  15. Actually, some others have changed. Whoever it was that owned the Ritz-Carlton in Houston also owned a couple others (I specifically remember the Washington DC one). They all changed from Ritz-Carlton to other chains at about the same time. (I believe the old Ritz-Carlton in DC is now maybe a Westin? I don't remember all the details, but I believe Ritz-Carlton pulled their flag and the hotels ended up being sold... perhaps Starwood bought them.
  16. We did for years. They had some serious management/ownership problems. That hotel is now the St. Regis (comparable quality) and seems to be doing just fine. There is absolutely no reason to think Houston could not support a Ritz-Carlton again. Quite the crystal ball you have there, considering the Las Vegas Mandarin Oriental is already under development and scheduled to open in 2009.

  22. If Randall's overall is struggling and not very healthy (and I think that's pretty clearly the case), how can we really tell that this particular location's struggles are the fault of the location and not the fault of the overall Randall's struggle and management problems?
  23. I agree on having better connections between street and tunnels. And, I LOVE your idea for the L-M-W-M block. Awesome idea!
