I was saying that it appeared from what I found on the internet that deed restrictions restricting development of the TMC could not have arisen out of the donation by Mr. Hermann of land for Hermann Park. But I just found some more information that clarifies/corrects/confuses that. It seems that the original Hermann Park land donated by Mr. Hermann extended from Almeda Road on the east to a line along the projected route of LaBranch Street on the west, between what are now Hermann Drive on the north and Holcombe Boulevard on the south, so that would indeed include part of the Medical Center. However, at another time, the city purchased the 133 1/2 acre Parker tract south of the Hermann Hospital site and later (1943) the city sold that tract to the MD Anderson Foundation. Between 1945 and 1955 six new hospitals and two medical schools were built on the Hogg tract following a general plan devised between 1944 and 1945 by H.A. Kipp. This is where I get confused. All this information is from an article written by Stephen Fox on the history of Hermann Park. The description of the original bounds of the Hermann property donated for the park seems to conflict with the description of the Hogg/Parker tract and also, the Fox article refers to the development of the Texas Medical Center on the Hogg tract, never saying anything at all about any of the original Hermann property being sold or given to the TMC. Likewise, the TMC History on the TMC website references only the purchase of the single tract of land from the city (the Hogg tract, south and east of Hermann Hospital) Bottom line, it appears that the Hermann "deed restrictions," if they exist, may not apply to any of the TMC. I'll keep looking for more detail about the Hermann tract and original medical center properties.
  3. What are the boundaries of the TMC proper? In any event, what you are saying then, is that the deed restrictions are probably not the main driver in keeping out non-medical development, since, apparently, they only apply to a portion of the TMC. But more importantly, after a brief bit of research, it appears that none of this is true. The original site for the Texas Medical Center were sold by the City of Houston to TMC, not donated. Furthermore, and more importantly, the property sold to the TMC had originally been purchased from Will Hogg.   6. It looks like it will be quite a bit better than the Mercer on the back side. Appears to have a lot more fenestrations. Not just a giant, practically blank, wall.
  7. Does your friend actually know that it is a new project or just that it was just recently added to the website? The reason I ask is... I remain skeptical because of the labeling of the rendering as "central library." There was big talk some years ago about building a new central library. Then they decided to do the major rehab of the current central library, so I presumed this was a proposal for a new structure that will not happen now that they are doing the rehab. Hope I'm wrong. I like the structure and location. But it seems unlikely, given that no funding is proposed in Houston's budget AND I believe the owner of the superblock recently said they still plan to develop the site IIRC.

  10. Hey, Dallasboi, I didn't think your post came across as a muckraker/potstirrer either. Your post was just fine. My earlier post about something seeming fishy was regarding the initial post of this alleged project over on the DFW forum. The over-the-top (and self-aggrandizing language of the initial poster, combined with the questionable rendering for which there appears to be no source raises all sorts of red flags for me. I like the rendering though. It would be a cool tower.

  12. Gotcha. My mistake. The substance of my prior post, however, still stands. The vast majority of privately-held companies are not included in the Fortune 500 rankings. There is a significant possibility that TXU will not be included in the Fortune 500 rankings after it goes private. (And FWIW, there is probably a decent chance that HCA will not be included in the Fortune 500 in the year AFTER it went private, ie, in the 2008 Fortune 500 rankings)
  13. Yeah, I know companies are selected and ranked by amount of revenue (profit has nothing to do with it). And I recognize that there are a FEW non-public companies lists on the Fortune 500. But the majority of the major privately-held companies on the Forbes list of largest private companies are NOT on the Fortune 500 list, including, as I said earlier the two largest, which would both rank very highly in the Fortune 500, based on their revenue. As I also said above, according to Fortune magazine, they include all companies that file SEC 10-K reports. What I have not been able to determine is why any private companies file 10-K reports. [EDIT: I found it. "many larger private firms sell bonds and other debt securities to the public and thus have to make SEC filings such as the 10-K annual report". So... those are the only privately-held companies that are included in the Fortune 500 rankings. Furthermore, we can now say that IF the privatized TXU sells bonds or other securities to the public (or has such securities outstanding), it will continue to be included in the Fortune 500 rankings. If not. . . then it will no longer be included. BTW, where did you get the idea HCA is a privately-held company? I just got a quote from Charles Schwab for HCA's stock. . . Apparently it is publicly-traded. (It closed today at $50.97)
  14. I stand corrected (somewhat). I'm not sure what the criteria is. There are a lot of privately-held companies (including the two largest, Cargill and Koch) that would rank in the Fortune 500 but do not appear. Does anybody know how they determine which private companies are included and which are not? Edit: I found it. "Private companies (including co-ops) that file a 10K with the SEC. Mutual insurers are included because they file with a government agency." Can anyone make sense of that? Why would a private company file a 10-K and would a private TXU be likely to file 10-Ks?
  15. Your list needs some major editing. Every unit in The Park Lane has a balcony. I think the same is true for The Spires. Seven Riverway appears to have a lot of balconies and I think The Warwick does as well. Same goes for Lofts on Post Oak. As Niche also mentioned, Museum Tower has balconies all over the place.

  18. I can't reveal my sources, but insiders tell me that Hines has gutted the first four floors of the former Bank One Center at 919 Milam and built a parking garage in there. Very interesting.
  19. I'd rather talk about downtown Houston in the downtown Houston thread. So, in an attempt to get this back on to the Victory topic... Any recent photos of that new parking garage being built in the center of Victory Park?
  20. But what's this about that whole side of town being "red-brick mania?" Ummmm, Hilton Americas, Toyota Center, Five Houston Center, the buildings going up in Discovery Green, ... not a red brick in any of those buildings...
  21. I like the GRB too. I admit it took a bit of time for it to grown on me. It helped a lot when I learned it was designed to reflect the image of ships.
