  1. You're right! Very interesting. I imagine The Niche convinced them to shorten it so that it won't interfere with Williams Tower's domination of the Uptown skyline. ;-)

  3. What's the status of this project? Does anyone have any updated information on this? Any announced retail tenants? Photos? I did find that this is now known as West Avenue and "Phase one" is supposed to be: 5 acres; 180,000 sq. ft. of retail; 380 apartments Estimated completion: Late 2008 or early 2009
  4. LOL Well, of course you are... You never disappoint. For those interested, the Oaks District is what was formerly known as the Westcreek project. It's located at Westcreek and Westheimer just inside the loop. It consists of about 15 acres; they plan 350,000 sq. ft. of retail; 300 luxury apartments; 200,000 sq. ft. of office; and two "major" hotels Estimated completion: Spring 2010 The development company's website doesn't give the name or the estimated completion date, but everything else agrees with what Nancy has reported.

  8. The classic chicken/egg conundrum. Of course, Houston is simultaneously adding a substantial residential component (One Park Place), thus removing the conundrum. If you don't know whether residential begets retail or vice versa, just build both simultaneously and it doesn't matter. ;-)
  9. I'm not sure that's a fair characterization of the county... Hasn't the county actually reused and adapted several old buildings in their end of downtown?
  10. Beyond this bunch of buildings that Forest City has torn down and is either currently refurbishing or plans to refurbish, plus the former city hall, are there many other buildings in downtown Dallas that are still standing vacant?

  13. Actually, this will be done in conjunction with already-planned reconstruction of the street and storm sewers. This project will not cause construction traffic. It will just improve the aesthetic result of construction that will be occurring regardless.
  14. Yes, it was 1969, but I cannot locate an exact date either. They have a little history on the IAH website. They used to have some pictures on the website of the opening ribbon-cutting, but they don't seem to be there any more...
  15. It's not at Main and Lamar. It's on the northeast corner of Main and Dallas (it does not cover the whole block on Main).
  16. Has that UNT law school been approved? And was their purchase of the Universities Center approved? The article you posted was pre-approval, and made it look pretty iffy.
  17. Article from HBJ re: shops in Sakowitz Bldg etc. So if this comes to pass, along with the other items under construction, I guess we will have completed your recipe and downtown Houston will be fully "cooking". ;-)
  18. It's just one very important piece of the overall puzzle, man. I don't know that anyone is seriously making a claim that HP and HP alone is going to cause people to want to move downtown. But HP does not and will not exist in a vacuum. Downtown will be a better, more vibrant, and more cohesive place with HP than it is without HP. Therefore, it is reasonable to expect that its presence will indeed help to encourage people to move downtown. And it will also help to encourage more retail to open up on street level downtown, which will in turn encourage even more residential development... etc etc etc. And btw, since you apparently haven't been paying much attention at all, downtown is indeed adding "more units" (One Park Place under construction, more reportedly in the works), and more park space (Discovery Green under construction, and really quite a bit of greenspace already exists in and on the edges of downtown Houston), has already added some support retail (e.g. dry cleaners and pharmacies) and an urban market is planned for the ground floor of One Park Place. Sorry, no Crate & Barrel just yet, but we can buy our drinking glasses and furniture at Macy's for the time being. ;-) So it appears that we're well on our way to "cooking", according to your recipe.
  19. Wow. I can see what you mean. I honestly had not realized just how bad of condition downtown Dallas is in. Are there many more empty buildings yet?
  20. Ohhhh.... so if I understand you and the maps correctly, it really sounds like three separate projects are being developed under the same master agreement with the City of Dallas. At any rate this new information merely confirms my earlier judgment that the Mercantile Project (even if we consider all three projects as one), is much more comparable to (if larger than) One Park Place, and not at all comparable to Houston Pavilions. Even with all three Forest City projects taken together, it looks they are talking about approximately 625 residential units and 40,000 square feet of retail versus 346 residential units and 22,000 square feet of retail at One Park Place and 360,000 square feet of retail and 200,000 square feet of office space at HP.
