  4. To me, Victory Park looks like Greeenway Plaza with late 20th/early 21st century architecture. So, it seems Dallas is finally catching up with Houston... about 30 years later.

  6. Yes, it may be unlikely that Exxon would themselves build and own such a building. That is the case with most (or at least very many) headquarters buildings. But they nevertheless get built. For example, Shell has never owned their HQ building, nor has Marathon, nor did Pennzoil. Anadarko did not own their HQ building in Greenspoint; I'm not sure about their new Woodlands HQ building. Devon Energy does not own their Houston building or their OKC HQ buildings...
  7. By what logic does the geographic size of two CBDs need to be similar before they can be compare? That's just silliness. The CBD is what it is. There MAY be a reasonable argument for including uptown as part of Dallas' CBD, but just to make it the same geographic size as Houston's CBD is not a reason. And if I am not mistaken, most if not all of the commercial real estate reporting agencies still report Dallas CBD and Dallas Uptown as separate markets. In any event, I wonder where you got the idea that the "statistical area labeled as Houston's CBD is about twice the size as the Dallas CBD." For both cities, I think the most common definition of CBD is the area inside the downtown freeway loop. Dallas' downtown freeway loop has a circumference of approximatel 5.25 miles. Houston's is about 5.8 miles. (I'm not familiar enough with downtown Dalls to know for sure, but I think the Houston downtown freeway loop probably includes a little more area that is not really CBD than does Dallas's; I'm speaking of the northeast area, up towards the I-10/US59 intersection. But in any event, they are actually fairly close in geograhic size.) Your argument that you need to include Uptown Dallas as part of the CBD so that it matches the geographic size of Houston's CBD reminds me of some years back when the Dallas boosters argued to the commercial real estate reporting agencies that the empty buildings in downtown Dallas should not be included in the office vacancy rates, because, well they were empty and those numbers just made Dallas look bad.
  8. Last I heard, Oceanaire is supposed to open in November, but Del Frisco's not until 2007. That might be why they are not marked as "Coming Soon" yet.

Two of the next four on the list are also office buildings, both downtown. Of the sixteen buildings on the list (counting two Mosaic Towers), 8 are residential. Of those, only three are Uptown condo buildings. Two are Uptown residential rental buildings. One is an Allen Parkway condo, one is a Museum District rental building, and one is a Museum District condo.

When do you suppose the Chronicle will hear of this transaction? ;-) Presumably (and hopefully) this means they will NOT be converting the lower floors of 1400 Smith into parking, as had been discussed by the previous owners. I don't see how that could be done to that building without ruining its elegant design.

  14. I got the "scoop" (so to speak) on the park... They were able to start excavation for the underground garage early. The official groundbreaking ceremony will still be October 16.
  15. Look again. The Hardy does not have frontage roads in any meaningful way, and certainly does not have continuous frontage roads or frontage roads in areas that would be most likely-to-be-developed (i.e., the areas not previously developed). As to your presumption about usage: The actual usage of the Beltway once again goes to disprove the myth that there is no demand for suburb-to-suburb commuting (see discussions regarding the Grand Parkway).
  16. On that subject, how is the street life in downtown Dallas and downtown Atlanta?
  17. Why is that a problem? Many stores carry Kenneth Cole, Armani, YSL, Coach, and each of them has at least one store of their own in the Galleria.

  21. Yes, you are correct. Dillard's has had two stores in a lot of different malls, but they have never been duplicate locations. They split out the departments as you said.
  22. Answer: The Beltway has frontage roads. The other two do not.
