For a point of reference, the conversion to hotel of 12 floors of the 52-story IBM Plaza referenced above was in the neighborhood of $200 Million (with completion 9 years ago). That was an interesting deal in that the hotel developer actually bought the 12 floors from the building owner (for $45 Million) and then spent the $175 Million on the conversion to hotel. The rest of the building stayed with the prior owner/seller and remained as office space.- 183 replies

Or office + hotel, as was done with the former IBM Plaza in Chicago. I just remembered there was some talk a couple years back about the possible development of a hotel by Sam Houston Park. . . Part of Heritage Plaza could be ideal for that. However, IIRC, they had a pretty extensive upgrade/remodel in recent years, so it seems unlikely they would be looking for conversion possibilities at this time. But of course it all depends on their occupancy rate... Haven't been able to find that, but with Deloitte and EOG, they might be among the healthier downtown buildings. (It looks like EOG and Deloitte lease almost half the building.) And of course what Texaco had, they let go 17 years ago. I suspect Brookfield has backfilled most of that by now... ;-)- 183 replies

It's a little unfair to summarize the lawsuit as being "due to not paying taxes...". The very first sentence of the linked decision says the lawsuit was brought by The Doctors Club seeking a refund of taxes paid. Also, lest people get the impression the club went out of business because it didn't pay its taxes or in any way in connection with the referenced lawsuit, the linked information tells us that this lawsuit was in 1960. The club voluntarily dissolved as a legal entity in 2003. -

Also, the new, large Dior store is under construction. -
There are some good concepts presented in the document, but these particular photos/renderings are a bit disingenuous. They portray one of the spots where the freeways are being relocated to, but they don't show us before and after of any of the spaces that will be cleared of freeways.

Per Metro's responses to Questions at public meetings for this project, no decision has been made regarding charging for parking or not. (That is quite different from "no plans to even charge for parking . . . ".) They are taking comments and suggestions on that topic and anything else related to the project. -

FWIW, Metro also has a very large and ongoing project to add shelters, benches and generally improve thousands of bus stops. -

per the Board Packet for Downtown Redevelopment Authority's August meeting: Central Houston has facilitated discussions with TxDOT, the City, the Coalition, and a prominent local developer to determine if the 2 buildings that TxDOT acquired that it doesn't need for the Project can be rehabilitated as affordable housing.

Correct that the rail line is at the top of the image. But North is not to the left. North is in the direction of the upper right-hand corner of the image. -
To be clear, the pickle ball concept is going in next to their Shepherd/Washington corridor location, not at 900 Westheimer. Also, it's good to see Houston media right on top of things, as usual. FM Kitchen was closed, with the same message posted on their door, 6 weeks ago.
