  2. FWIW, streets do not need to be car-free in order to be pedestrian-friendly or successful urban zones. The history of car-free pedestrian malls in various downtowns across America suggests the opposite might even be true.
  3. Oh my goodness, people. Back in April the TDLR permit was posted for a renovation/alteration of the building at the back of the property to be an event space/storage area. Project Name: Porsche River Oaks Pavilion. Address: 4007B Greenbriar Drive. We now have a notice of application for "mixed beverage permit with food and beverage certificate" (which means they will also serve a substantial amount of food) on the property currently being renovated, i.e., the event space building (NOT on the completed car dealership building). Address: 4007B Greenbriar Drive. Applicant: Aramark Business Dining Services / Porsche River Oaks Pavilion.
  4. According to their website, they sold the building in May 2021. It seems they stayed in the building and open until May/June of this year and are now relocating to Midtown. Per their website and Facebook page, they seem to be very active and preparing to open in their new space.
  5. I suspect Tilman is eager to make improvements to Toyota Center. I'd be surprised if we don't get significant improvements along with the new naming rights agreement.

  8. Depressed sections of the proposed project will be designed to provide a 500-year level of protection. This will be achieved through a pumped drainage system that will collect rainwater falling inside the depressed sections and discharge it to an adjacent detention basin or receiving channel. In addition, the entrance points to the depressed sections will be constructed above the adjacent 500-year water surface elevation, such that adjacent floodwaters cannot enter and flood the depressed sections. See Section 3.8.3 of the Final EIS for additional information about studies that will be conducted by TxDOT during project design. Depressed sections of the proposed project will be designed to handle extreme weather events with rainfall levels similar to the region’s three most recent flood events: Memorial Day (2015), Tax Day (2016), and Hurricane Harvey (2017). Additionally, the project will be designed to meet and/or exceed the most recent guidelines set by the HCFCD. In some cases, there may be water over the roadway during an extreme rainfall event, but the road is designed to still be passable. This will be achieved through a pumped drainage system that will collect rainwater falling inside the depressed sections and discharge it to an adjacent detention basin or receiving channel. For example, the rainwater that falls within the depressed section along US 59/I-69 between Main Street and Alabama Street would be conveyed to a detention facility where it would be held and then discharged at a controlled rate to Brays Bayou. The detention facilities will be sized to accommodate extreme rain events so that the water pumped out of the depressed sections does not overwhelm the receiving bayous. To further protect the depressed sections, the entrance points to these areas would be constructed above the new 500-year water surface elevation such that adjacent floodwaters do not enter the depressed sections and overwhelm the pumps. The pump stations for the depressed sections of highway will be designed with backup pumps and backup generators to reduce the likelihood of a pump system failure. TxDOT is currently exploring the development of an alert system that will close access to depressed sections of the highways in the event of a pump failure.

  12. TIRZ 21 does indeed. I certainly see their point regarding it being designated a major thoroughfare. That doesn't really seem to make sense any more for the entire length. Seemed odd they only requested the change for the short, mostly nonexistent stretch in Hardy Yards, rather than asking for it to be re-designated all the way to the Loop. The good news I found: TIRZ 21 apparently has plans to build s small park/green space at the south end of Hardy Yards (roughly) and provide for pedestrian/bike connectivity across the railroad tracks and into downtown.
  13. Yes, but there seem to be two amendment requests: (1) Delete the section of Major Thoroughfare designation of Fulton/San Jacinto from I-10 to Burnett and (2) Reclassify that same segment to "Major Collector".
  14. It seems like the request is more about reducing it from major thoroughfare to major collector, not about eliminating the connection? That seems like it would make a lot of sense. (In truth, we probably need to cut back on "major thoroughfares" into downtown, at least to the extent they are designed to carry traffic at 50 (or 40) mph . . . (I'm lookin at you, San Jacinto, Fannin, Travis, Milam and Smith Streets through Midtown, and the like)
  15. Per the 2021 MTFP, Fulton is indeed listed as a "major thoroughfare". From I-10 to Burnett, it's shown as "proposed" From Burnett to Hogan, it's shown as "sufficient width" From Hogan to Boundary, it's shown as "to be widened" Those don't seem to match some of what is in that presentation to the Planning Commission. In any event, I think extending the connection across Hardy Yards and into downtown is important for greater grid connectivity, not just for cars, but pedestrians and bicycles as well.
