  1. If by "this area", you are either referring to the area where the paving and drainage work is to be done, I believe only part of it is technically in Houston Heights proper. If by "this area" you are referring to the map you posted, none of it is technically in Houston Heights proper. They are all "made-up" names. Buffalo Heights perhaps more so than Memorial Heights.

  3. Indeed. That is common on nice weekends. Every time I see it, I am more thankful I can walk to Hermann Park... Part of the master plan is to try to reduce traffic IN the park by creating more parking around the edges of the park.

The functionality shown in the interactive map on the front page of the website is contrary to what you are claiming. The functionality described in the brochure linked above (from April 2021) is contrary to what you are claiming. . . To be clear, and completely forthcoming, it appears the U-turn lane I mentioned above may not have made the cut. Nevertheless, in-bound Polk Street traffic will turn right on St Emanuel (which will be a one-way going North), left on the Lamar overpass, and left on Hamilton (which will be a one-way going South), and back to Polk.

  8. I don't think the linked map is the current state-of-the-art plan for the area. I believe it now routes in-bound Polk Street traffic north (right-turn) on St Emanuel (which is a one-way going north), then take a U-Turn lane at Lamar, which puts you directly on to Hamilton. From there, you can turn on to Polk. (Per the interactive map they have on the front page of the NHHIP website.) https://www.txdot.gov/nhhip.html "Realigning" Metro's 40/41 routes should be a pretty easy task. Maybe the TIRZ was looking for an easy success story. 😉

  10. FWIW, Amtrak calls the Chicago - St Louis route “Lincoln Service”. Illinois services are a category of services to downstate cities that includes the Lincoln Service, among others. The Lincoln Service is a rebranding of the former Statehouse route. Pretty sure it was never called the Cardinal. The line from Chicago to Washington/NE has had the Cardinal name since 1977.
  11. Perhaps it's been edited, but the article says "vehicle traffic only". I don't see anything about not allowing buses, motorcycles or trucks. It also says "a commuter trail south of the tunnels will open for bike traffic but until that opens bikes have been rerouted to a new permanent trail on the south side of the Land Bridge and prairie project." I think one of the ideas of the master plan is to separate motorized vehicular traffic from bicycle and pedestrian/jogger/runner traffic, so I doubt those "sidewalks" are intended for bicycle or pedestrian use.

  14. per CBRE, downtown apartment occupancy at the end of 2021 was 80.4%. Current inventory is 6,520 units, with another 989 units under construction. (All of these numbers are for rental apartments only and do not include for-sale condos.)
  15. I know, but the only remaining space to the east in the 2000 block is the parking lot. New construction? Unlikely, it seems. And FWIW, according to HCAD, the parking lot has the address of 2014 Dallas. No 2016 Dallas seems to exist. Also to consider, the latest projection I've seen has construction not starting on this segment of the NHHIP until 2027! Maybe they can build a "temporary" building and make enough money in 5'ish years...?
  16. Regarding privacy, judging from the listing pictures, it appears the owner has already moved out and the house is staged (notice the completely empty closet). How is it unprofessional to mention the name of the owner of a house, but not in the case of a car? You told us it was not wise to mention a name and in the following paragraphs demonstrated the opposite. What if a potential buyer didn't like Red Skelton?
  17. That sort of misstates what UT's rule says. If the student is claimed as a dependent on the parents' taxes, then the parents have to establish Texas residency. The student establishing residency only works if the student is NOT claimed as a dependent on the parents' taxes. So, if the student is claimed as a dependent by his parents, the parents purchase of a condo for the student to live in will NOT establish residency, unless the parents establish domicile in the condo.
  18. Also in that article: the resurrection of his [Floyd's] El Real Tex-Mex brand which will open a breakfast and lunch restaurant in the downtown tunnel system at 1100 Louisiana later this month. The new El Real will serve a menu drawn from bestsellers from the restaurant that once ruled on Westheimer in Montrose. Coming in June on the street level at 1100 Louisiana will be Floyd’s Real Agave Lounge, an upscale bar with its own food menu.
  19. Per the rules, that would only work if the student was not being claimed as a dependent by the parents. (And of course, the University of Houston, which is what we were talking about, is not the University of Texas. It's odd that UT specifies property ownership. UH appears to give the same weight to a residential lease as to property ownership. It was perhaps an overstatement to say property ownership is not relevant; but it is definitely not required and it is not sufficient.)
  20. Ownership of real estate is neither necessary nor sufficient (and in fact, not even relevant) to establish residency for in-state tuition purposes. Here's what UH says: "Residency Requirements Generally, applicants who have resided and been employed in the state of Texas for 12 consecutive months prior to the time of enrolling in an institution of higher learning are entitled to be classified as residents. Foreign nationals who hold F-1 or any other temporary visas are considered nonresidents and are required to pay the nonresident/foreign tuition charges."

  22. There is no law prohibiting the president and vice president being from the same state. However, there is a little wrinkle in the Constitution that prohibits electors (electoral college) from casting both their ballots (president and vice president) for persons from the same state as themselves. So that would prohibit Florida from casting its electoral votes for President and Vice President, both of whom are residents of Florida.
