  1. I think Trump would have to move back to New York (or somewhere else) for Trump/DeSantis to happen.

City Council moved the Hobby International concourse expansion along, allocating money to allow Southwest Airlines to begin planning and design efforts, to prepare a project definition manual for the expansion, and to begin construction planning efforts. The parties expect to return to City Council by the end of 2022 to appropriate additional funds for construction.
  3. I think you have it all correct. Just to amplify a bit, I'm pretty sure Mr. Crane has indicated that he is talking to/has talked to (perhaps they've already come to an agreement) Incarnate Word about including that red-circled land in his project, I would imagine including the provision of some parking in the project for Incarnate Word.
  4. Wow. Ten downtown. That is almost certainly second only to NYC. (FWIW, Dallas has 4 downtown and 2 in Uptown. Chicago has about 7 downtown. Atlanta has 2 downtown and 1 in Midtown.)

  6. It has always been the case that some changes would continue to be made, even before the grandstanding county and federal politicians got involved.
  7. 1) Funding will be secured for the EADO Park Cap. For anyone who follows meetings of the various downtown entities, there is really no question about that. I'm slightly less certain of the Midtown caps but pretty confident they will happen as well. 2) Construction of the whole Segment 3 will almost certainly take longer than 5-6 years. Big infrastructure rebuilds take time in order to minimize the disruption. They could no doubt complete it faster, but it would increase the disruption exponentially. 3) Thank you for answering this concern in your own later post. The link you provided https://www.houstontx.gov/planning/nhhip/docs_pdfs/Property/23 Eado Trench.pdf shows the downtown segment adds three lanes (1 southbound and 2 northbound) to I-45 and 5 lanes (3 southbound and 2 northbound) to I-69. That is in addition to the capacity added by the improved geometry, intersections and the downtown connectors on the west side. and with regard to flooding concerns: "TxDOT is committed to designing drainage structures that meet or exceed water volumes associated with Houston’s recent flood events. Pump stations will be designed for a 500-year rainfall event. Backup pumps will be included in the system and will operate in case of primary pump failure. Berms/walls will be built around depressed roadway sections to prevent water sheet flow from overtopping into those areas."
  8. Yes, but One Market Square is a parking garage, not a residential tower. FWIW, I can find no mention of the tunnels on Brava's website. If they are going to the trouble/expense of providing tunnel access, I would think it would be mentioned as an amenity.

  10. I presume you mean Market Square Tower? Pretty sure it’s not connected. As far as I can tell, the closest the tunnels get to Market Square Tower is 2 blocks away at 717 Texas. i wonder if Hines will connect Brava to the tunnels via 717 Texas…
  11. Interesting tidbit in that Chronicle article: "We are the only residential tower with internal connection to the Houston tunnel and skywalk system". Interesting in two ways: (1) I think this is the first that it's been positively confirmed that the building will be connected to the tunnel/skywalk system. Presumably, it will be connected via the Hess parking garage/skywalk/Building. (2) "...only residential tower with internal connection to the Houston tunnel and skywalk system."??? Commerce Towers and Residences at the Four Seasons come to mind.
  12. Well, the good news is, the building includes ground-floor retail and is supposed to have an "on-site full-service restaurant." Hopefully, this rendering needs some tweaking. (Personally, I wouldn't put too much weight and how they represent the siting in the rendering. We've all seen renderings with the wrong city in the background. That parking structure is bad enough behind the building (again, we need to adopt regulations on the appearance of parking structures, and yes, this is another case where eliminating the parking requirements would accomplish nothing with regard to the ugly parking structure - it proposes to offer 4 spaces for every 1,000 square feet, well above the current city parking requirements).   13. Best guess from the renderings is that the end of the building fronts Kirby, but not in a particularly good way. Let's hope this project fails and fails fast.

  19. Just curious - where are you seeing the connection to Related Companies? Never mind, I found the connection in RD Investment Properties' filings. Very cool. Related Companies does some nice work. Happy to see them coming to Houston.
  20. Fencing might have something to do with the perceived safety of the bike trail. (see thread regarding repeated attacks on this bike trail about 1/2 mile from these apartments . . .)
  21. I'm surprised it is still listed as being owned by the Consul General of Mexico. I think they did a swap with the State of Texas.
  22. Are they done? Do we know that they did not provide a connection to the trail or incorporate it into their development (whatever that means)? They include it in their list of amenities: Located on Buffalo Bayou Hike + Bike Trail
