Pretty different situation from the bridges being built in Memorial Park My best guess is: No fencing. I don't recall this video being posted here.
  5. Good question. From the City Council minutes documents, it looks like the lease terms will actually provide for more than full cost recovery. First, at least in the first 10 years, there is a built-in escalator of 2.5% annually. Second, the lease terms appear to add up to 145% cost recovery (plus the value of the annual escalators). (2.5% per year for the first 5 years; 5% per year for the second 5 years; 10% per years for the third five years; and 11.5% per year for the fourth five years). In addition to that, the lease will charge them an additional amount for the ground lease, based on a FMV set by appraisal. PLUS, the City has allocated up to $4 Million for planning and design. If the company ends up not entering in to the lease, they will be required to reimburse the city for that.
  6. Even if they don't hold in business or hold up their end of the deal, that hardly turns this transaction in to welfare. The City would still not be giving the company anything. And any hypothetical tax [breaks] that might be imagined in the future don't change the reality of this transaction.

  8. I overstated it when I said the Uptown traffic formerly had to get on the Loop. But you are overstating it when you say that traffic had the same direct access to 59 before this project began. That is really not true at all. Before this project began, all of the Uptown traffic (traffic from Westheimer and W Alabama), both north and southbound had to mix with all the traffic coming from the West Loop lanes, with massive amounts of merging and lane-weaving required. Now, the Uptown traffic goes truly directly to both 69 northbound and 69 southbound, without having to first join with (and weave with) the traffic exiting the Loop mainlines (only joining with the traffic coming from the West Loop after all of the directional un-mixing has been accomplished -- no weaving required). Furthermore, there will now be two lanes fully dedicated to carrying Loop traffic on to Southbound 69 (the direction that needs the additional capacity) PLUS the additional lane carrying the Uptown traffic on to Southbound 69, PLUS the Northbound Loop traffic coming to southbound 69 will not join the that same ramp as it did before. So the net result should be pretty significant increased capacity for the ramps to southbound 69.

  10. Your post and the prior one rather step on your point. ;-) In any event, it's a little short of "welfare" to lease a building out to someone at a price that will fully repay the costs (and at the end of the lease, the City still owns the land and the building).

  14. The ramp actually is two lanes. Yes, only one lane goes from the Loop to the ramp, but what people are apparently not noticing here is that a lot of the traffic coming from Uptown will no longer be getting on to the Loop at all, but going directly to the ramps to I-69. Works really well.
  15. Apparently they forgot the asterisk on the website. ;-) Yes, the general rule for Houston parks is dawn to dusk, but that is a general rule and applies except where it doesn't. Hermann Park, Memorial Park, the lighted portions of Buffalo Bayou Park are all open until 11 pm.
  16. To be clear, that is not a "preliminary" number. That is the July 1 population estimate, a different set of numbers than the official decadal census. FWIW, the annual growth estimates are as follows: July 1, 2010-2011: 108,823 July 1, 2011-2012: 127,111 July 1, 2012-2013: 144,503 July 1, 2013-2014: 171,753 July 1, 2014-2015: 171,428 July 1, 2015-2016: 135,512 July 1, 2016-2017: 92,597 July 1, 2017-2018: 76,036 July 1, 2018-2019: 88,452 July1, 2019-2020: 91,078 I think the slow-down was probably more a result of the drop in oil prices than Harvey (the biggest drop in growth occurred pre-Harvey).

  20. This version of the plaza was not built at the same time as Jones Hall. The current version was built in, I believe, 2001.

Houston metro area has 23 (up from 22 last year) on the list (21 in Houston, 1 in The Woodlands, 1 in Katy). 13 of the 23 are oil & gas industry, 2 chemical companies. In 2014, we had 23 companies in the Fortune 500 and 18 of them were in Oil & Gas. In reality, we have 24; they still list NRG (#333) as being headquartered in New Jersey, but it is now fully-headquartered in Houston. So our concentration in Oil & Gas is now just barely above 50% (13 of 24).   22. If by "this specific Federal Prison" you are referring to the downtown Houston Federal Detention Center, I'm pretty sure your statement is incorrect. It is not just low-risk and it is not just females. It houses both males and females, of all security levels, for short-term stays.
