  2. 4tth Quarter, 2019: Very slow quarter. A net -54 units were absorbed in the CBD, while zero new units were delivered. (Assuming 1.4 people per occupied apartment, downtown lost about 25 people per month during the 4th quarter) 88% occupancy. The "Central Houston" market (downtown, Montrose/Museum/Midtown, Heights/Wash Ave., Highland Village/Upper Kirby/West U, and Med Center/Braes Bayou) delivered 1,171 new units during the quarter, with 67 units net absorption (for approximately 94 additional residents).
  3. l've been hearing whisperings about this growth to 700+ flights a day recently in other forums. Hope it comes true.   5. Thanks for the thoughts. Any thoughts on the Bank of the Southwest block? That bloc really needs a supertall... or to be turned into a beautiful and functional public square.
  6. Indeed. It's actually probably not even close. That is, Houston has had far more high rise construction than Austin. I just did a quick check on Emporis for Houston and Austin high-rises ( stopped at 150') completed since 2010 or currently under construction. Houston had 84. Austin had about 37. (On a side note; this is one of my pet peeves about Houstonians; they are so eager to go out of their way to diminish and disregard what their city has accomplished and is accomplishing.)
  7. I think the answer to the OP's question is increasingly clear. Yes, Randall's is actively dying and no, no one cares, not even Albertson's (the owner of Randalls). They apparently decided some years ago that they could not compete in Houston, so why even try? Randalls to Close Five (more) Grocery Stores in Houston This will leave them with 17 stores, down from 51 in 2005 (and 28 just a year ago).
  8. Address is on LBJ Freeway in Dallas. 5420 LBJ FREEWAY STE 1310 Appears to be MetLife. Appears to be owned by MetLife. But whoever owns it, they would almost certainly put it in a "special purpose entity".
  9. Indeed. I was driving inbound on the Southwest Freeway with a visitor last week when he spotted the Medical Center skyline. He commented, "oh there's downtown". I said, "do you mean over there to the right?... no, that's the Medical Center." He was dumbfounded and it took a bit to convince him we were talking about the same skyline.
  10. The north and south sides were not symmetrical. And the architectural integrity of this shopping center was pretty much gone with their prior "updates".

  15. Interesting info. Good finds. So, they plan to lease back 20% of the square footage of this building. Will be interesting to see this play out. It's a little hard to imagine what someone will be able to do with 80% of that building.

  17. Agreed, especially when it's nothing more than a minor reference in a story that is not focused on TMC3. (What journalist, especially among Houston journalists, would take the time to look up specific information when a casual generalized bit of fluff will fill the space?)
  18. That looks like it's going to be a beautiful building. But I sure wish they had kept their offices downtown and made an architectural (and urban) statement where Jesse Jones surely would have wanted them to be.
  19. Probably just a result of how it came about. I don't think this rebuild was on the schedule for this year, but chunks started falling off of it, so they had to close it down and then get the rebuild arranged, post-haste.
  20. From the plans posted by Luminaire, it looks like the Brennan's valet lot is not part of the project. The other way to interpret the plans would be that both the Brennan's parking and the St Dane's building are part of the project. I wouldn't think so. I think that is a simple rebuild of the bridge on the same footprint.
