Looks like a solution in search of a problem. Quite right, but even more important, not all roads leading to downtown (and through Midtown) need to be high-speed thoroughfares. Outbound traffic can (and does) turn left on Holman, then right on Crawford. Done.

Exactly right. Chicago and Dallas use expansive definitions of downtown as well. A comparable area for Houston would have to include, at the very least, EADO and Midtown.

In the "6 Ways to Make a More Walkable Houston" article, Speck says, rightly and obviously, that our 8,000 housing units downtown is not enough. But then he says that "Most places strive to come as close to a 1:1 ratio as possible". In the context, the 1:1 ratio clearly means 1 housing unit for each job. But even if he meant 1 resident for every job, is that a rational expectation? I'm not sure there is a downtown/CBD in America that comes close to meeting that supposed goal. I don't think Manhattan even comes close.

Of course there is sunlight in Chicago, but it is not NEARLY as harsh as the sunlight in Houston. Also, I don't think the Art Institute building is as transparent as you are imagining. The east and west facades are limestone with very little, if any, transparency. Most of the windows appear to be on the north side of the building, which in Chicago will allow no direct light. The other thing they do with glass in art museums is to use the glass in areas of the building devoted to activities other than displaying light-sensitive art.- 256 replies

Let's not get too carried away. While that would indeed be awful, it seems rather unlikely that a waitress would be privy to this information before practically anyone else in town.

I walked around the building today. It is coming together beautifully. I love the effect the project is having on the sculpture garden and contrary to the hasty (mis)judgments rendered above and elsewhere on HAIF, the interaction with passers-by was clearly very high on the priority list for this design. The public-facing sides (Montrose, Main and Binz) are probably at least 75% glass with, wide, sheltering overhangs. Looking very inviting.

FWIW, the street-facing ground floor of the new MFAH building will be probably at least 75% glass, very transparent, and appears as if it will indeed interact with the outside world and invite it in.- 256 replies

Sounds exciting. Eventually, this shopping center will surely be redeveloped in a more dense fashion, whether by the current owner or a successor. FWIW, there does not seem to be any transfer on the record so far. -
Yes, originally. But then Wolfe the developer of BLVD Place sold the property to Apache, which, back when oil was still $100+/barrel, planned to build a new HQ. One suspects Apache would entertain reasonable offers.

Yes, Caroline has esplanades south of Cleburne. And, no, I don't think they are shutting down that central laneway area. The North-South streets appear to still go through. The East-West street already does not exist.
