Urbannizer
Phase II is 5-stories with 117 units. http://edi-international.com/default/Brochures/On%20the%20Boards.pdf
Ctaf
All these new apartments being built seem to be in the 5 story range, why is that? Is that the height that they are most profitable at? I'd like to start seeing more 8-10 story complexes, but I'm sure there's a reason most developers are stopping at 5 stories
xsatyr
If the demand was there then they would be taller. Houston is densifying but the growth is still spread out through numerous neighborhoods. Edited May 24, 2014 by xsatyr
fernz
I wish these looked more like the Broadstone projects in Post Oak and in the Energy Corridor. Those are both looking really nice, with limestone cladding, dark brown accents and large windows. I guess Midtown is considered a lower-end market than those two. Texasota
My understanding is that 4 stories + parking podium is a financial sweet spot. Once you go any taller than that costs rise dramatically.
Naviguessor
Looking forward to getting past this "sweet spot". It's beginning to become worrisome. And more than somewhat dull. I know, I know. In fill! Just ready for the next sweet spot.

jerrios
The construction from all their projects look like they generally have the same facade. I wouldn't consider midtown a lower end market than the energy corridor.
Texasota
Looking forward to getting past this "sweet spot". It's beginning to become worrisome. And more than somewhat dull. I know, I know. In fill! Just ready for the next sweet spot. In what way? The "sweet spot" I was referring to is a financial reality that's equally true in every market. Why are 6 story buildings worrisome? They are exactly what we need right now.
Naviguessor
Texasota,I understand that it's a financial equation and that this sweet spot is much better than the previous (garden apartments was it?). But these four stories of luxury on a pedestal of parking is great for infill but don't generally make for very interestng streets or neighborhoods IMO. So do, and I know that there are different approaches. But, it seems like we are just seeing the same project proposed all over the city. From DT to Katy. Can not wait to see how Mid Main turns out. Or that midrise project next to the co Cathedral. They seem a step up the evolutionary ladder.

mfastx
How loud are those trains? Not loud at all.
Purdueenginerd
I used to live next to the train line. I would notice the sound of one passing occasionally, but normally it rarely kept me away anymore than City Traffic, Sirens, or any other misc. sounds within the city. Thats not to say it wont bother some people, but for me... hardly at all.

Triton
How loud are those trains? I live just by the north line. I can't stand hearing the constant horns from regular trains since I'm surrounded by train tracks on all sides, but the light rail's horn is strangely somewhat pleasing. I like hearing them. There's no deep bass to the horn so you only hear it if you're outside.

Houston19514
How is the sound of the elevated train in Chicago for residents? They are MUCH louder than our Metro trains.
BigFootsSocks
I stayed at the Congress Plaza hotel last weekend next to the L and I never heard it. Granted I was completely exhausted from the pitchfork music festival I was at all day so going to bed wasn't too difficult
