lockmat
What if they had practice fields stacked on top of each other? That might be pretty dope. I see no reason why their complex couldn't be vertical. And why do they need to relocate the practice facility? Seems perfect where it is right now.

I actually like this idea, but it needs to include a hole in the 2nd floor practice field so that JJ can post vids of him jumping onto the field from the first floor once he's recovered and when the NFL finally relaxes their position on body augmentations.

bobruss
I think I read on here that they were using this lot as a staging area for the Post Oak BRT line construction storage yard.

SkylineView
Purely a holding zone for Post Oak work. My office overlooks it. Seem to be expanding the space over the last few weeks, but it's packed with light poles, signs, asphalt, and whatnot.
Popular Post CREguy13
Can someone with an HBJ subscription post the rendering? I had trouble copying it. This would be an awesome project From Houston Business Journal this morning: "For its first mixed-use development, Houston-based McNair Interests plans to enter the market with a splash. In 2019, the private investment and management company will break ground on a 1.2 million-square-foot luxury mixed-use development at the intersection of Richmond Avenue and Post Oak Boulevard, McNair Interests' chairman and CEO Cary McNair told the Houston Business Journal. It'll boast all the components of a high-end district: luxury residential units, a roughly 350,000-square-foot Class A office tower, around 30,000 square feet of upscale retail, chef-driven restaurants, green space and a 150-room Rosewood Hotel. "I don’t know that there are very many projects like this around the country," McNair said."We feel like we’ve been a little bit of a rogue investor, and maybe we’re breaking new ground." McNair estimated that the project's cost will be around $500 million. McNair Interests will wholly fund the project through typical real estate finance sources and lenders. "We're having good discussions," McNair said. "Lenders are interested in this project." The project will break ground in 2019 and deliver in 2023. A contractor and any leasing brokerages haven't been selected yet. The development will sit on six currently unoccupied acres between the Best Buy at 5133 Richmond Ave. and the Broadstone Post Oak apartment complex. Chicago-based Skidmore, Owings & Merrill LLP is the architect, and Houston-based Patrinely Group will manage the project. In recent years, the Uptown district has become home to several high-end mixed-use projects, such as BLVD Place, which delivered in 2014 and contains 284,000 square feet of retail, restaurant and Class A office space. That project won the Houston Business Journal’s 2015 Landmark Award in the Mixed-Use Project category. More recently, Tilman Fertitta unveiled his luxury mixed-use development, dubbed The Post Oak. The project is anchored by a $350 million, 38-story hotel, 150,000 square feet of boutique office space, 35,000 square feet of event space and 20 residential units. When asked how his project will compete with the submarket's luxury mixed-use developments, McNair cited a few ongoing projects in Uptown, including the ongoing bus lane project that's been underway for several years. He said it'll be the main stopping point for the transit system; a delivery date on that system is still unclear. And in discussions with the Uptown Management District, McNair said the project has been favorably received. "They’d been hoping something would kick off development at Richmond and Post Oak Boulevard," McNair said. McNair Interests acquired the land from Dubai-based Deyaar Development Corp. back in 2014. It's unclear how much McNair paid for the parcel."
houstontexasjack
I count 50 stories in the main tower. This’d have quite a presence on the Uptown skyline.

Triton
Wow! Looks to be the 2nd tallest tower in the Galleria! This was the same site of that supertall skyscraper around the Great Recession. Edit: Might be a direct competitor to San Felipe Plaza in height.

H-Town Man
Main building seems to be a knock-off of The Independent in Austin? Although it's nice to see SOM doing work in Houston.
lockmat
B+ for the design, A+ for height and scope. Level 9 on anticipation! Looks like Ziegler Cooper go the boot. Their design is not quite as slick as SOM's. Edited June 4, 2018 by lockmat
bobruss
So I'm guessing the tallest building will be the hotel on the lower section and condos on the taller section. The shortest one probably the office tower. I bet thats where McNair Interests will office in that building. Just speculating
lockmat
Is the parking garage(s) underground(!) or is it the podium for the building in the back? It's hard to tell. The two in front look great w/o one, at least from this vantage point. Edited June 4, 2018 by lockmat

Even if that weren't a not-so-great idea for other reasons, I don't think land values in the area are such as to justify digging down for parking, unless you're at the corner of Post Oak and Westheimer maybe.
TheSirDingle
If I go off my amateur scaling skills, the building to the right (3050 Post Oak?) is 243 ft. If your were to line it up to the base of the tallest tower, and gauge how many times taller the big tower is (about 3.25 times). The big tower will be in the 700-780 ft range. Now scaling off of that, the second tallest one should be in the 470-510 range. Take this with a huge grain of salt though.
CaptainJilliams
@H-Town Man Yeah, it's pretty similar to The Independent. A little less jenga-like and it may even end up being taller than it. I'm not complaining, it would be incredible to get this kind of development at that location.
Urbannizer
This will gain the title as the tallest mixed-use building in Texas, but I don't think it will be taller than The Independent. 58 floors/683 feet vs 50 (at least that's what I'm getting when I count), the Austin high-rise is all condos standing on a parking podium, while ours has hotel levels mixed in, which are usually shorter.

There's a gap between Williams Tower and US59 where those skinny beige stucco condo towers are. This will fill in that gap and because the site is basically just a field, this will densify Uptown.
