I’m guessing the move of Community Artists Collective is a precursor to demolition of its current building for construction of graduate student housing.

Hernandez Monreal Plumbing Co. obtained several plumbing permits for the following properties yesterday:

  • 4101 San Jacinto St (Bermac Arts building / Community Artists' Collective)
  • 4102 Caroline St
  • 4108 Caroline St
  • 4114 Caroline St
  • 4116 Caroline St

 Details from the permits:

  • Use: Demo building / sewer disconnect
  • FCC Group: Demo; other building(s)

The sewer disconnect permits are in preparation for demolition. Graduate housing is going up on the parcels.

I talked with the supervisor doing the asbestos abatement, he said demo would start on Monday 28th on certain buildings, the old Artist Collective building still has people in it so it's likely to be last on the demo list. He said the water and electricity has been cut off on all the other buildings.

AAR Incorporated (AAR Inc.) obtained several demolition permits for the following properties today:

The demolition permits are in preparation for the buildout of graduate housing within the Ion District (aka Ion District Student Housing / Ion District Graduate Housing). The housing will take up the entire block.

According the description on Ayers Saint Gross' website, the Ion District Graduate Housing is a "mixed-use graduate and professional housing in Rice University’s emerging Ion Innovation District." It will consist of 900 beds.
