Shops At Navigation: Retail Center At 2240 Navigation Blvd.

Not sure if this is the appropriate thread for this, but the 3 story building across the street and next to Alamo tamale (which I think is Americas Plaza?), and the lot across the street and catty corner from this shopping center, which also contains an art gallery and previously belonged to Alan Atkinson. Per HCAD records, both these plots of land and buildings now belong to an entity named KBRN, LP. KBRN, LP also owns the old KBR property on Clinton (dubbed East River), just a couple of hundred feet away. As we all know, Midway is developing the East River project on Clinton. A search of KBRN on google places the address of this entity on 800 town and country, which also appears to be Midway's address, so in summary, it appears that Midway owns these two plots of land. Anyone heard anything about this? No announcement has been made that I know of. Hopefully it's part of a larger, exciting mixed use project and gateway into the East End.

Midway has now posted a sign on the lot (catty-corner from the strip mall) saying "available". Not sure if their plan is to develop it or to lease it. Nothing posted on their website yet. Anyone with knowledge about this? It does seem like Midway is betting big on the East End.

I wonder when Southside Flying Pizza will open. They seem to have hit a stand still with permits by the looks of the notices on the window the last time I was over there.

 

Hunington has listed a small parcel for sale directly behind this parcel. Has some updated stuff on the map including Marquette.

Listings and leasing materials for The Shops on Navigation were recently updated. There are two units available for lease:

  • Suite 700 - former occupant was fitness gym 9Round
     
  • Suite 800 - former occupant was Southside Flying Pizza 


Hunington Properties is marketing the property.

Hate to see people lose their jobs, and hate seeing food options disappear, but glad to see Southside go.

Interesting that it's only two leases. I guess this confirms that someone bought out Bottles after the lockout and license issues.

And overpriced. And management was horrible (would post coupons online, don't honor them, had that cringe poster about preferring cash, etc.)

it's all about the delivery I think.

every transaction, you pay with CC 3% of that goes to CC, so a business only gets 97% of what you paid. sure, you get your cash back on your transaction, it's a fraction of what the CC is charging the business.

big businesses, I don't care, starbucks, amazon, gas station, the shareholders can handle it, but in a small business where every % counts towards a bottom line, I'll carry cash and if that small business takes cash, I'll prefer to pay cash.

anyway, a business telling me they prefer cash, I'm sure there's a nice way to say it, hell, even offer a 5% discount for cash (which is really a 5% convenience fee for the CC user), anyway, cringe or not, I always carry cash for small business.

oh yeah, that also counts for the tip. you pay $100 for dinner, and put on a $20 tip? the CC is taking their 3% out of $120. so the owner has to make that tip whole and make sure the full tip gets to the people splitting that tip, so that small business is now paying 3.6% to CC instead of 3%. again, some Fertitta restaurant? I don't care, but just something to think about the next time you go to Huynh.

Southside Pizza let me down on multiple occasions. Double charges, missed orders, completely wrong orders, more missed orders, randomly 'closing' when i've placed an order and came to pick up (all during business hours) and never providing a refund. One of the most poorly managed places i've ever seen. They only survived due to lack of nearby competition, and the foot traffic from Cidercade. Now there's a Domino's and Cidercade offers their own pizza service inside

 

I gave them a lot of chances because I want to see businesses in this area succeed, but i'm glad to see them gone.

Sad to see a business leave but i was so disappointed in this place. I gave them about a dozen chances and never came away happy. Now if we could get something good to fill that in. It's kind of a small spot so options are limited. I would love Brother's Pizza to slide into it but I think there are a lot of pizza options now which could make something else make sense. 

 

Jimmy John's, Jersey Mike's, Smoothie King, Tiff's Treats, or Nektar all seem like smaller shops that could fit there and fill a void in the area. I honestly think something with some name recognition could help boost this shopping center than never has seemed to meet expectations.

I'm a little biased since I live nearby, but this shopping center has been great. Walking distance dentist, optometrist, and pharmacy? 10/10 functionality and convenience.

Big City Wings is a pretty big local brand and it seems like they've done very well so I'm inclined to agree that a big brand could go very far.

Now another restaurant and a Bottles with competitive pricing would send this place to 11.

Don't forget that before Big City Wings there was a Cajun Town Cafe, which didn't last too long either. 

Our neighborhood seems a bit tricky to crack with regards to food and if you're not going to bring people from outside the neighborhood to come to you (Ninfa's, Moontower, Villa Arcos and more recently Street to Kitchen) you have to be something that the people who are currently here will support. I definitely would love to see something a little bit on the fast casual healthier side open eventually in one of these spots. With all of the apartment complexes popping up in the last 4 years, it definitely creates a larger clientele base so hopefully we see places stick around more.

Another, better pizza place, would suit me just fine. I agree and relate with all of the above comments about Southside. They did make great pizza, but man…the place was a s#!+show, in terms of service. I too have orders a pie on-line, show up to pick it up and the place was closed…on a Friday night!  Had to call the owner in Austin, to get a refund. Even still…I went back because it was close, and I like pizza.  
I’m also with Robot, the center never met my expectations, although Big City Wings was worth it last time we were there.  The rest of the outlets are useless to us. Bottles was a major disappointment.  Felt like money laundering, to me.
