DrLan34
Office demand is undeniably decreasing—and will do so more over the next six to nine months as energy M&A and bankruptcies pick up, Bruce says—but leasing hasn’t entirely stopped. Chip says oil companies are on the sidelines, but 50% of Houston’s tenants are non-energy, and they’re on the market looking for better deals. There’s a lot of law firm activity in particular, especially in high-profile Downtown locations. He inked one at 609 Main at Texas recently and says that building is getting strong interest overall. He’s got 500k SF of proposals, all non-energy related. Chip thinks 2016 will be pretty flat (a good time to build relationships for the next cycle, he says), but so far he isn’t seeing rents dip. wxman
Went and found the link for the oxblue camera. Getting a much closer look at the floors now that it's over 30 stories up. Can also see other projects rising. http://oxblue.com/open/Hines/609Main Edited January 29, 2016 by wxman

Montrose1100
I think we really lucked out Hines went speculation on this. It's certainly the most attractive skyscraper to go up in this city in the last 15 years. While his projects aren't ground-breaking, Hines knows/appreciates a clean design.
astros148
It only has 15 more floors plus crown? About another 180 feet?
wxman
It only has 15 more floors plus crown? About another 180 feet? That's still quite a bit of height. This is the biggest skyscraper since Heritage Plaza. "Only 15 floors" is still a long ways to go and will be magnified the higher up it gets. samagon
c/o Michi on SSP: with all due respect, you posted these backwards, should have gone from full landscape, to full zoom, but with 'enhance' between each. anyway, it's coming together pretty well. the construction is right outside my boss' window, I'm distracted by it every time I go in there, and I'm unsure how he gets anything accomplished. I'll sneak in there one day when he's out and take a shot of it.

H-TownChris2
I just thought to myself about where the LED's on this building will go. Isn't this supposed to have LED lighting at night?Edit: "Computer-controlled LED illumination within the east and west recesses, and the tower’s sloped crown will accentuate 609 Main’s presence on the nighttime skyline."http://mobile.hines.com/press/releases/10-24-13.aspx Edited February 18, 2016 by H-TownChris2
