Houston19514 Posted September 5, 2014 Share Posted September 5, 2014 (edited) We all heard the most desirable office building lots are the ones with tunnel connection, however, wasn't Hess Tower (way off of the grid) sold for a record amount. I think this false facade of "it must be on the tunnel" system will start to fade especially if the convention center district looks like it will be built around activity of the street level and will be close to residences. To be clear, when people refer to being connected to the tunnel system, they are referring to the tunnel and skywalk system. Hess Tower is connected and is not off the grid. mollusk Posted September 5, 2014 Share Posted September 5, 2014 Pretty much everything in the Houston Center area is connected by gerbil tubes rather than tunnels; likewise, Cullen Center/Allen Center/the Chevron campus. Regardless, from an amenity standpoint the appeal is when one can get from building to building without getting wet, whether from rain, perspiration, or both. In fact, she mentioned that they received permitting last week, and it is projected to break ground mid-2015 and be completed sometime in 2016. My guess is that because there are other rooms besides guest rooms, like conference rooms, storage rooms, etc., they need an industry term that applies specifically to the guest rooms, so you can compare apples to apples. HoustonIsHome Posted September 18, 2014 Share Posted September 18, 2014 With five residentials directly on Pease (two skyhouses, a Houston House, Camden and Leon) plus two residentials just a block away (Allied and Alliance) Pease may become quite the next "it" corridor.The two blocks north of Pease on either side of Caroline might be prime property in a few years. They are both mainly surface lots with a uhaul occupying a quarter of the lot west of Caroline and a Bail Bonds occupying 1/4 of the one on the east. I can see the uhaul sticking firm, but the bailbonds might be unwelcome company for residents in seven overpriced residential buildings and the co cathedral.either of those two lots would be great for a building/ buildings that would finally incorporate that elusive major grocery store.Just realized how uninspiring Pease is.
