CHAIN-LINK FENCING has gone up around the warehouse buildings at 2401 Nicholson St. in the Heights, a reader reports. There’s a total 139,126 sq. ft. of building space on the large alley-divided block surrounded by Nicholson, 24th, 25th, and Lawrence St., on 3.6 acres. JLB Partners doesn’t appear to have announced the new apartment building it’s planning for the site, but its builders received a couple of permits for a parking garage and an apartment building at 525 W. 24th St. late last year. And a TCEQ notice for the construction — identified as the Heights Block 39 Apartments, at 525 W. 25th St. — has gone up at the site as well. But it looks like they are moving pretty quickly to get this one started. Possibly trying to get theirs on the market at our around the same time as TC's on Yale. With the substantial hike on property taxes on commercial real estate in the Heights, there is going to be a big turnover in old commercial property in the next few years. Nothing on JLB's website yet. This is the same developer whose building on W. Dallas burned down recently. Its going to be an apartment complex with no major road access in the middle of a sea of single family (though admittedly a sea of pretty dense large townhomes)? I do not see it as being a duplicate if it spans two different forums that have a different focus. A lot of people who frequent the neighborhood forums will rarely look at other forums on HAIF.
