South Main Building: Multifamily At 7557 South Main St.

I've always been curious if North Braeswood at Main St. ever connected, or was ever intended to connect with the short stub of North Braeswood at Greenbriar? I've looked on Historical Aerials and some older maps, but it does not appear that it ever did. The Google view shown above does give a hint of North Braeswood curving north as it approaches Main St. Even the house on that corner is situated on it's lot hinting that the road may have had a curve to it.

 

As for the 11 story apartments, yeah I'd welcome that. This lot has been empty for some time. In fact I remember several years ago, a group of us superintendents for the plumbing company I worked for decided to meet up for lunch at La Hacienda restaurant, which was at that site for years. Little did any of us  know that it was gone. Not just closed but gone! We had to wait until all of us pulled up before we decided were else to go since it was back in the day before cell phones.

There's been some equipment there for a while as they've been using it as the base for the Main St repaving.  That job has been surprisingly stagnant for a while as it is certainly not done but I haven't seen them actually pave anything in weeks

One of those "plan review fees" was issued for AHC South Main yesterday.  Not sure how meaningful that is but it appears this is still progressing

I don't see any official news on this one yet, but another plan review permit was issued in late March and today they had some sample brick facades sitting out there.  Kind of hard to differentiate what might be happening here from all of the Project Brays work around this site, but I take this as a positive sign

Another small step - an Arch-Con Construction sign is on the fence now stating it's a construction site.  There appears to be some dirt work but it's hard to differentiate it from the Project Brays work, at least from Main St.  This seems imminent but no building permits that I can find.  I can't find any renderings, either

I saw the sign and was hoping for a rendering - surely we'll get something when they break ground, which will apparently be soon

I don't think I've been this excited about a building in some time. It could have some incredible views from it and really change the landscape of how the TMC skyline moves south. Really hoping it's not some bland box.

Lots of permits (including building permit) issued today, so hopefully get some news (and rendering) soon.  The groundbreaking ceremony was a couple of weeks back as that tent has been gone for a while.  There are also a few more brick combinations out there LOL

 

In somewhat-related news, I'm really impressed with the Project Brays construction going on - I thought I'd hate more concrete but the walls upstream of this spot give it more of a canal-type feel.  I had thought they were going to replace the lower trails to place in the middle of the lower shelf but so far they are still right on the edge of the liner.  The upper trails are definitely being replaced

Depends on what your definitions of rich and middle class are, along with what sort of development (if any) comes out post-Harvey.

I mean, most of the new midrises and high rises are quite a bit cheaper than that, but that square footage number seems pretty arbitrary to me as well. I *do* think number of bedrooms is potentially an issue for anyone trying to raise a family, and I'm not sure there are there are that many 3 bedroom units being built.

It depends.  Prior to Harvey many of these mid and high rises were giving discounts of up to 3 months free rent because of competitive market.
