If this development is successful, I see Hanover purchasing the Regent Square property and we'll see phase II and III over there. I'll miss the aesthetics that Regent Square was proposing but we should have had walkable mixed-use development in this area by now already. Following up on this, Regent Square finally got moving after Hanover started Autry Park. I award this prediction 50 points. 1

Rumor has it that they're building a new location in Highland Village. The Autry Park location is dead.

CREguy13
Glad to see this is public, a PR should be coming soon. My understanding is the office component (~100k SF) is going on the former proposed 'RH' site across Buffalo Park Drive from Hanover AP. This and the new MF going up will be quite the construction site... The fencing around the central retail pods are coming down and the 'urban chic village' feel is really starting to take shape. Incredibly impressive destination for Houston and can't wait for restaurant/retail tenants to get underway.

Is this that timber "boutique" office building that was announced a while back or is this a separate project?

Separate project. This will have a glass facade located along Allen Parkway. Timber construction is still planned for the corner of W Dallas and Buffalo Park, as of now.

Popular Post Paco Jones
The Autry Park office building site is bound by Allen Parkway to the north, Buffalo Park Drive to the east, Autry Park Drive to the south and a high rise residential tower to the west. It is going to be a 6-story, 110,000 GSF building with basement garage parking (about 75 cars). Level 1 will have about 8,000 SF of retail and restaurant space with approximately 5,500 SF of outdoor patio area. Levels 2-6 will be future tenant space and each level (except 5) will have outdoor terrace area. Gensler is the architect.

They Value Engineered both the layout and quality it worse than the Embassy Suites downtown and in the process left the lots vacant for over a decade. Meanwhile, Hanover put together a very high quality product in a fraction of the time and were faced with the same exact issues as GID, from a catchment area analysis. Two solutions for the exact same type of project in the exact same exact location. But with two drastically different strategies: One went high quality and one went cheap and still has only 2 tenants. The hate is definitely justified. The only hope is that they use the now vacant "Block A" to significantly improve the quality but their reputation of Block B may hurt. They can benefit by piggy backing off of the Hanover vision. 7
