s3mh
Looks like this would go on the block between W 13th and W 14th in that it shows Dorothy St. on the east side of the property. That looks to be the only spot where this would fit as the Tortilla Factory apartments and the storage place occupy most of the N. Shep frontage on the other blocks. All the other blocks have residential lots all along the Dorothy side. Of course, these are just assumptions. No independent knowledge other than the attached plans. Ross
Dorothy between 13th and 14th has a bunch of houses as well, fairly new ones. I assume that's the 12 small lots along Dorothy on the diagram. So, this would be the Roadhawk car lot, the crumbling building to the South of the car wash, and the metal building on Dorothy. The houses on Dorothy are going to have the back of a two story commercial building to look at. Not a good choice to buy one street either side of Shepherd or Durham. Angostura
In the Venn diagram of people who want apartments to be built with GFR and people who don't want to live within eyesight of retail, I wonder how much overlap there is. Ross
Same as this thread https://www.houstonarchitecture.com/haif/topic/44518-more-n-shep-retail-at-w-14th/ Time to merge them
rental me this
The parking lot entrance and "loading berth" on Dorothy could be problematic. That's a very narrow street with open (and deep) drainage culverts. Assuming the loading berth is for deliveries, large trucks will not fare well on Dorothy. I can't imagine the neighbors will be thrilled either. There are 4 more houses not pictured immediately north of the parking lot (to the right in the rendering) before you get to 14th street. Angostura
The loading berth is a CoH requirement for any retail center over 10,000 s.f. Given the tenant mix, I wouldn't expect it gets too much use.
Ross
There are 2 signs up on the cleared site, 1310 and 1324. I haven't seen a sign for 1336.
IntheKnowHouston
The address for the mixed-use development Heights Forum is 1324 N Shepherd Dr. Admins may want to correct that so others can locate it when searching by address. Anyway, the Loopnet listing for Heights Forum was updated recently and includes a few tenants. There is a more current visual of the building too, but I think it's been available for a while. The tenants so far include: Chi'lantro Korean BBQ restaurant Heights Emergency Room Yoga Six https://www.loopnet.com/Listing/1324-N-Shepherd-Dr-Houston-TX/20625070 Edited December 4, 2021 by IntheKnowHouston

I’m in one of those 4 houses. The shopping center has not been an issue for traffic so far. We will see when the restaurants open. Way more truck traffic at La Michoacana which has a back driveway exit to Dorothy.
IntheKnowHouston
Noted and reported this last year, but the title still contains the wrong address. IntheKnowHouston
A few days ago, Chi'lantro announced its brick-and-mortar Houston location is opening this spring. The Korean barbecue-inspired restaurant aims to open in March. However, it's possible it could debut in early April. Chi'lantro operated a food truck in Houston about ten or so years ago. Following news of its return to Houston, Chi'lantro opened a cloud kitchen at Blodgett Food Hall. Chi'lantro is located in Heights Forum at 1324 N Shepherd Dr, Suite 150. Simply put, they noticed that enough of their customers made the trip to Montrose to justify coming to the neighborhood. Despite consistent interest, she says they only recently felt that time for expansion had arrived. https://houston.culturemap.com/news/restaurants-bars/milk-sugar-creamery/
