Mission Capital Advisors’ Debt and Equity Finance Group arranged a $7.3 million non-recourse land loan for Pelican’s acquisition of 5656 San Felipe St., according to a press release. The 1.26-acre site currently houses several small residential structures. Pelican is working to finalize plans for a 17-story condo tower with 67 luxury residences and 191 parking spaces, per the release. On-site amenities are expected to include a pool deck, resident lounge, fitness center and a dog park. The project is expected to break ground in October, per the release. Seems like this building is going to tower over Tanglewood. My first thought was that it looks like The Wilshire on Westcreek. Modestly sleek. Lots of glass and, hopefully, no stucco. Discrete parking podium, too. Houston-based Kirksey Architecture is designing the building, while Lauren Rottet of Houston-based Rottet Studio is the interior designer, per the release. The Sudhoff Team will handle sales and marketing, and a sales center is expected to open this summer. Renderings also are expected to be released when the sales center opens. Units will average 2,700 square feet in size and start at $1.3 million, per the release. Amenities will include centralized Wi-Fi, voice-controlled home automation and sizable outdoor terraces.
