Looks like Avid Living is shopping this one around.  There are two other GC's (that I am aware of) that are putting together budgetary construction pricing for the owner.

A few changes:

- 3-story parking with 6-story multifamily above

- 238 units with 150,774 GSF (garage not included).

- Two Ground Floor Retail areas, 1,810 SF and 2,220 SF

- 85% stucco, 10% masonry, and 5% metal wall panel exterior

Architect is still Meeks + Partners.

Is this an upgrade or a downgrade?

The building seems to be 9 floors above the podium parking in the render, do the permis usually include parking as floors?

Yes. Thats why in the post above you see in the description it says 3 levels of structured parking and 6 levels of residential.

Which three homes are you referring to? I thought the homes were across the street.

I live in one! 4310-4312 Greeley street. And the house behind on Stanford. 4311. All early 1900 builds. My house is amazing. Built 1929.
thus is life. I am giving her a proper goodbye.

Wouldn’t be surprised if this pocket of Montrose south of Richmond becomes Houston’s version of Rainey Street in Austin at some point in the future.

So I drive by here about once a week to see if anything is happening. Last week I could see that all the office still had furniture and looked in use. Today I drive by and see all the offices are empty and a locksmith is changing the locks. Talked to him and he knew it was sold and the 3 houses were bought but didn't know what was taking it's place. Showed him a pic of the new apartments and asked when work is starting, he said next month.

Doesn’t look like any demolition permits have been granted yet.

So the rendering was for something six floors taller. Has it been revised?

Original render was a 15 story building. New render is a 9 story. Render is on pg. 1 of the topic.
