Urbannizer
http://www.bizjournals.com/houston/blog/2015/03/exclusivenew-office-development-to-rise-on-23.html A 23-acre plot of land near the Texas Medical Center will be transformed into new office space. Houston-based Medistar Corp. owns the land at the intersection of Grand Boulevard and Corder Street, just west of State Highway 288. Previously, city records indicated the land would be used for single-family lots, but those plans have since changed, said Monzer Hourani, CEO of Medistar Corp. The goal is to build office space that can be used as back-office operations for Texas Medical Center hospitals, Hourani told the Houston Business Journal.
Triton
Proof that the medical industry here will provide some sort of office demand still.
houstontexasjack
I will be very curious as to the style of buildings that will go up here. I will be delighted if some highrises are included (and given that there is only so much land on which the TMC can grow, a slow highrise development might just be necessary).
Highrise Tower
There is a lot of land for sale near Medistar's apartment project on Admore & Alice. The billboard's have been there for a few years. They list Ned Torian with Torian Commercial Properties. Probably apart of Medistar's development? Believe the vacant industrial building is owned by Schlumberger on Grand Blvd?
Highrise Tower
The land, including Medistar's land, was featuring in HBJ. Not sure how the land was split, if so. Highrise Tower
Worth noting: 15.24-Acres For Sale At 7125-7135 Ardmore St.
Highrise Tower
CBRE For Sale sign spotted today. 20-acres is a significant amount of land. You could definitely do a larger mixed-use development here. When this sells, it will most likely be industrial related for a hospital to use. Such as a warehouse complex or a distribution center. MD Anderson and the others have industrial properties near by. Industrial neighborhoods. I could talk about the subject for hours
Highrise Tower
The 20-acres is now listed as Under Contract on Loopnet! The possibilities here. Most likely, it will be an industrial business park. One could hope for a mixed-use district with multifamily, office, hotel, and retail. Another possibility is a TMC institution will buy it and use it for industrial purposes. MD Anderson also could buy it to enlarge their East Campus portfolio. https://www.loopnet.com/Listing/7171-Grand-Blvd-Houston-TX/31093258/
Highrise Tower
20 acres still under contract. Does HAIF know anything about this? It's a pretty significant development. Edit: Does the area need even more industrial? It will probably be cheaper to build warehouses a long Highway 288. In a way, this is "prime real estate" given it's next to MD Anderson's 100 acres. Houston19514
In general, it seems the area is trending more away from industrial uses.
Highrise Tower
The For Sale sign has been removed from the property! Oh boy!! Checking HCAD, I still see Medistar as the owner.
Highrise Tower
Medistar has been sued. Medistar has co-ownership of the land with a foreign company. I guess Medistar sold it under the nose without an agreement? While this is bad for Medistar, and a terrible situation, I was kind of let down that City Choice Homes will be building a 20-acre town home farm. Wish it was institutional related and not SFR.
