Popular Post Triton
WOMH for White Oak Music Hall. Quote Marquette Cos., a multifamily developer with projects in the Houston area, including a high-end apartment tower downtown, has purchased land in the Near Northside for its latest development. The company, based in suburban Chicago, bought approximately four acres from W2 Development Partners, whose principals own the neighboring White Oak Music Hall. Some of the acreage had been used as parking for the live music venue, which has been closed due to the pandemic. The purchase price was not disclosed. “We’re excited to see a great development coming to an area that we really believe in and we think will be a catalyst for even more exciting development on the north side,” said Will Garwood of W2 Development. Garwood said the music hall would reopen and that he was optimistic that national touring will return next year. https://www.houstonchronicle.com/business/article/Chicago-developer-to-build-apartments-near-White-15534163.php
Popular Post Triton
Looks like it will most likely be this property. Wonder what that means for parking for WOMH.... perhaps WOMH is struggling so severely during Covid that they had to sell this property.
southerncrj
I saw a soil sampling crew drilling some boreholes on the lot a couple of months ago, and remember hearing rumors (as such, take them with a giant grain of salt) that W2 had always had developing/selling the big parking lot in mind, so I am not overly surprised about the announcement. In fact, W2 had also bought over time several of the lots between N. Main and Keene St. on the photo above. I wonder if they are included as part of the deal with Marquette. With this announcement, Oui Eats under construction, and something likely happening with the almost full block taken by the former Salvation Army (it shows as "Under Contract" in LoopNet), I think this portion of the Near Northside will change dramatically within the next couple of years.
j.33
With regards to parking, probably an unpopular opinion, but I think the city should add on street parking to N Main and they could even meter it (if they wanted to get some $). Currently, two lanes in both direction allow people to fly down this road, so reducing it to 1 travel lane each way would force drivers to slow down, especially when there is such a large pedestrian presence during venues. Just a thought.
tangledwoods
I am very curious to see how tall they would go. Anything in the 4+ range would really stand out in that area and be potential catalyst for a cascade of other smaller townhome type projects. They would also have some stellar downtown views. I did not expect to see this kind of gentrification happening in near northside. If they pull this off it will set off a cascade of development that will turn near northside into shady acres 2.0.
Houston19514
If that's the location, in order to come up with 4 acres, the site of Sideout Volleybar would have to be included too. (Unless they've acquired the row of houses along Ideal Street...) Edited September 2, 2020 by Houston19514

Catalyst in an area of DT without many residents, 2404 Navigation, the possibly cancelled, possibly ongoing plan to build a luxury high rise off Jensen, and now this. Take advantage of Opportunity Zone funds and TIRZ funds and build bb build. Not a bad plan.
Fortune
Awesome that this developer has an additional project planned here, however what happened to their proposed second tower in downtown and the second mid rise off Jensen? Just seems weird that they are planning additional development when two of their prior proposals just went quiet.

I think if they added the on-street parking, it would probably force people to slow down a bit. N Main, in this section, really doesn't need to be 4 lanes.
LBC2HTX
WOMH was definitely on the verge of bankruptcy so this deal likely saves them.
Popular Post southerncrj
It seems they uploaded a render to the Chron article quoted above! (It was not there yesterday.)
southerncrj
Notice of variance request posted on Boundary and Keene St. Seems they are moving fast toward their supposed early next year start of construction date. Apparently the development may also include a restaurant, and as far as I understand the single row of homes sandwiched between N. Main and Keene St. will go (many already unoccupied), replaced by a strip of green space (?)

cloud713
I guess no more downtown views from the lawn at WOMH.. though if this deal is the difference to keeping womh afloat then I guess no skyline view is better than no concert venue.
thedistrict84
If this goes forward, R.I.P. Sideout. I had heard a while back though that the volleyball facility was done just to make use of the land by the owners (DeMontrond family?) until it could be sold and developed. Triton
If these many people are moving in, I feel like the city seriously needs to consider working on the sidewalks and lighting in this part of N Main. They had promised so many improvements to the area but they never came.
Popular Post southerncrj
The variance request was denied at the HPC meeting today, so they'll have to re-submit them in a few weeks. Apparently the reason is that Houston Public Works has not had time to review the Traffic Impact Assessment. The plats however, were approved. Separately, here's another render that was shown. I must say I don't dislike the design, plus it's mixed-use and pedestrian-friendly:
Trevor R
Hi Neighbors. I hear rumors about this complex being mixed use. Does anyone know any more detail about that? Will there be a retail aspect on ground level, or does the fact that this complex is being billed as live/work studios fulfill the mixed-use classification? Thanks, -Trevor

southerncrj
Seems some work started immediately after the permits were issued. Lampposts across the parking lot have already been removed. The volleyball bar (Sideout) closed ahead of its move to its new location. 7
