hindesky
I want to believe these tiebacks are to hold back the eastern wall of the future new construction project. There is a slope on the east side of the property.🤷♂️

Look on page 1 of this topic, @Paco Jones posted the rendering of the new SCI headquarters and an overhead view of the plans for the other mixed use buildings. That is why I think these tiebacks permits are for the new HQ lot.
Popular Post hindesky
I'm guessing the tiebacks are to insure the current HQ and parking garage have secure footings while they excavate for the new HQ. These are tiebacks. This is the machine that drills the holes. You will often see them at construction sites at the early stages of the project. This is a video of the poorly constructed excavation that may not have done the tiebacks correctly. This video was posted on reddit a few days ago from a project in Canda on 11-30-23. 7

SCI's new tower, being developed by Hines, will be built at the former site of KHOU-TV studios, 1945 Allen Parkway, next to SCI's current offices. Their zoning pretty much restricts high rises to downtown only where Houston’s doesn’t have that issues. Market forces there for keep ours shorter and theirs taller.

The number of floors does not automatically mean there will be a greater height of course. So, in terms of stories - no. In terms of actual height - yes. Here are some of the 500'+ towers I can think of completed in the past dozen or so years. 609 Texas (2017) - 755' Texas Tower (2022)- 735' 811 Main (2011) - 630' Bank of America Tower (2019) - 579' (This seems to be the figure everyone including the CTBUH uses, though I'm personally unsure). Brava (2022) - 549' Memorial Hermann Tower (2009) - 542' Perhaps most importantly, the larger office towers here don't actually seem to sit without substantial leasing for too long. That's not the case elsewhere.

I don't think it's fair to blame Hines. I know the Chron said it is being developed by Hines, but, you know... the Chron... I'm pretty sure Hines is not the "developer" in the sense of owning it or being responsible for choosing the architecture. I think Hines is managing the project for SCI (one of the many ways Hines makes money). I guess it's too much to expect the local newspaper's business writers to be aware of that.

LosFeliz
The glass box doesn't bother me as much as adding another exposed concrete garage inside the loop especially along the improved bayou. I'd hate to be the neighbors that get to look at that and the light polution at night.

LosFeliz
Good to know. So this garage must be orientated so that it isn't facing residential. But it's still an open air concrete garage. Houston has way too many and keeps building more.

Popular Post CREguy13
Definitely not an architectural marvel, but at least the garage is tucked back and not fronting Allen Parkway. In the grand scheme, I care less about a bland office building, and more that it's continued investment along AP, and officially kicks off the first phase of a multi-building development. If Hines is partner in the entire project, I'm more interested in the other mixed-use components and how they plan to integrate the project with the streetscape/Buffalo Bayou Park. If those future buildings have flare and scale, being Hines first investment in this corridor, SCI's building will be of little to no concern imho. As a separate note, this is the first new construction for office on Allen Parkway. Would love if this catalyzed tenant demand, thereby more interest from office developers when the market cool down.
Popular Post hindesky
I see a crane I have to stop, it's my own rule. Unfortunately they were finished and were busy breaking down the AT crane and couldn't talk with them. I think they must have flown up some piping because I saw the old in the back of the pickup truck that belonged to APS Building Services. https://apsbuildingservices.com The other somewhat surprising news is that lots of trees got the OK to be removed according to the Parks Board permits on some of them. But the good news is they will plant new trees and pay almost $47,000 in fees. This is the dead Pecan tree or what is left of it.
