A demolition permit was filed yesterday for 1325 N Shepherd Dr.

Details from the permit:

  • Use: Demo (carport only)/ no s/d required


Black Family Hospitality, the team behind Terry Black's Barbecue ( Terry Black's BBQ ) owns the property. They also own the other properties mentioned throughout this thread. Although there has been no formal announcement, it's likely the site will become a Houston outpost for the barbecue restaurant.

Im so excited for this place but soooo nervous for the renderings. I would say its thee best BBQ in Texas (if you have better suggestions, plz let me know 😅). This will be the second time Terry Black's builds ground up, Lockhart was the first and.... honestly very hideous atrocious building/ site. I really like their Dallas location but it was just remodel of an already nice building. They have specified that it wanted to have ample parking, so I just hope they don't end up building near Laird st and make everything off shepherd as parking :/ especially since Shepherd is getting redone to be more pedestrian friendly.

I'm eagerly awaiting renderings for whatever Black Family Hospitality has planned here. It's likely the property will become Terry Black's Barbecue, but the restaurant group has yet to confirm.

It seems this is still has a ways to go. I'm assuming they'll have to request a replat, but I could be wrong. And if that is the case, that may take a little time. Not to mention the plan review process with building permit approval.

Documents recorded to the county clerk's office indicate the 1301 North Shepherd Dr property was sold in late January.

According to the warranty deed, 3L Shepherd LLC purchased the 1301 N Shepherd parcel. 3L Shepherd is a subsidiary entity of Black Family Hospitality.

Black Family Hospitality is the group behind barbecue restaurant Terry Black's Barbecue ( Terry Black's BBQ ).

So, what may be a Houston outpost of Terry Black's Barbecue will occupy the following parcels:

 

  • 1301 N Shepherd Dr
  • 1311 N Shepherd Dr - former home to used car dealer H.E.D. Sales Co.
  • 1325 N Shepherd Dr
  • 1327 N Shepherd Dr

There is a rumor Black Family Hospitality may also include a boutique hotel somewhere on their acquired Houston properties. The boutique hotel is in addition to the likely Terry Black's Barbecue restaurant possibly opening on the property. Has any of you heard something similar?

In an interview on the latest Terry Black's Barbecue / Terry Black's BBQ in Waco, Terry Black had this to say about the forthcoming Houston location a few weeks ago:

 

...[Terry Black] is excited to keep expanding across Texas in new locations.

Black says that they have “two more on the books, hopefully in Fort Worth by the end of the year, and then probably Houston and San Antonio we have properties in all of those cities, so we’re working on plans to grow out the business and try to cook the best brisket we possibly can.”

Terry Black's Barbecue is proposed for the 1300 block of North Shepherd Dr. It's also rumored there could be a hotel included on the property.

The Black family recently disclosed plans for a hotel at this site. The BBQ restaurant will anchor the hotel. They're wanting input from the community before submitting plans to the city. The neighborhood is becoming a haven for pedestrians and cyclists. That's one of the main reasons developers are being drawn to the area.  A development in a sea of parking would be a major disappointment.

Thanks for the confirmation @j_cuevas713. I also saw confirmation of this in a comment on Nextdoor back in April or May. Someone claiming to have personal ties to the Blacks said a boutique hotel is planned on the family's N Shepherd Dr properties between W 13th St and W 14th St.

As mentioned back in February, rumors of a boutique hotel from Black Family Hospitality, in addition to Terry Black's Barbecue, have been swirling for a while. It's also possible there could be another restaurant joining Terry Black's BBQ, similar to the group's plans for Fort Worth and San Antonio. 

Hopefully, we'll see more details about the group's plans for the Heights soon. I'm assuming a plat of the North Shepherd Dr properties will be needed before the hospitality group proceeds to build. If so, we may see a glimpse of possible renderings if and when this is submitted before the planning commission. Also possible, renderings will be presented to the neighborhood civic group beforehand.

Additional details pertaining to Terry Black's Barbecue / Terry Black's BBQ and a proposed boutique hotel were on last week's Greater Heights Super Neighborhood Council agenda.

According to a Leader article published yesterday, a representative for BGE, Inc. spoke on the project from Black Family Hospitality. The proposed hotel and spa will be two-stories and have 14 rooms. It will also "house a Terry Black’s BBQ restaurant." Developers are anticipating to begin the build-out in 2025. 

A few highlights from the article:

  • BGE working closely with the city to ensure pedestrian-friendly walkways around the property. 
     
  • The presentation included a slideshow showcasing the hotel’s interior and exterior designs, which feature bold colors and varied textures.

As mentioned above, Black Family Hospitality has plans for a boutique hotel and Terry Black's Barbecue in San Antonio. Renderings for both are available online.

BGE, Inc shared renderings of the Houston location at last month's Greater Heights Super Neighborhood Council meeting. Although the rendering were not included in The Leader article, existing ones for San Antonio may give the rest of us an idea of how the Houston site could look. 

Black Family Hospitality is building a hotel and its barbecue restaurant in Houston. Both will be located in the Heights on the group's property at W 13th St and North Shepherd Dr.
