It's on the hard corner of Sul Ross St and South Shepherd Dr. The parcel sits on approximately 0.24 acres. According to information from Harris County Appraisal District, the building structure on the property is 3,828 sf. The building was home to Amerant Bank and Commerce Bank in recent years. Last month, What Now Houston published an article regarding Chocolotta's forthcoming storefront at 3200 S Shepherd Dr. The article notes the shop's architectural barriers project filing (TDLR filing.) According to What Now Houston, Tino Ramirez and Gilbert Johnson are involved with Chocolotta. Chocolotta is a new chocolate and dessert shop coming to 3200 S Shepherd Dr. It's a new venture from the original founders of The Chocolate Bar. Based on an Instagram post, it seems the offerings may be similar to the owner's previous shop. According to the application, the purpose of the variance request is "to allow more than 25% of the parking requirement to be located on an off-site tract more than 500 ft. away for a dessert shop conversion." Cisneros Design Studio is the applicant listed on the variance form.
