I called and spoke to one of the principals. TMC and their co-developer backed out and now the owner is shopping around for a new buyer. I hope TMC and the owner(s) can come to terms soon! "Backed out" does not sound like a term that would be used if the seller and TMC/co-developer could not agree on terms. I was told there is a potential buyer lined up and there will be an announcement made in a month or two. Hopefully it's a private equity company with the purpose of funding the BioPort development. A permit was pulled a few days ago for a new Site Concepts cell tower with lot grading and a driveway located at 12728 2/3 Buffalo Speedway. The current condition of Buffalo Speedway/Holmes Road is just incredible for such high valued land. Let's do something!! Maybe if the TMC paid an extra $100 million they could secure and buy the land?? Yaalx Realty Group is listing the 367 Acres with an address of 700 Holmes Rd. I watched the listing go live. The price changed a few times, and now has been removed from the listing. The latest price was $255,800,000. I sure hope nobody else would be interested in this property for $250 million. The TMC has the political power and (potential) financial backers to make this happen. Apparently everything highlighted in blue is Reddy's land. The TMC BioPort proposal did not include those parcels. Were the slender parcels just added as available land? In the latest TMC BioPort Master Plan, the final slide calls for a 24 month extension to the Purchase and Sale Agreement. In one of the press release interviews with McKeon, he stated construction could start in two years. These timelines ad up. I don't think TMC BioPort is cancelled. For one, in this recession, who has $250 million to spend on vacant land? I remember how long TMC Helix Park took to take off. TMC3 was planned for about 6 years before construction started. The first master plan seemed to be requesting federal pandemic stimulus funds. The master plan is dated June 2020. Target TMC3 BioMed Park Tenants. wow!! This would have been an absolute dream!! Is this in progress?? How are the conversations going? I know a few of these companies are already housed in the TMC Innovation Factory. Seems like an ideal situation-- The TMC3 BioMed Park's ideal tenant mix would house leading pharmaceutical manufacturers, PPE manufactures, health innovators, nonprofits, and government organizations. TMC has been in conservation with many of the below organizations to understand their production capabilities and space requirements for the new manufacturing park. BARDA, Johnson+Johnson, ABB, FDA, GE Healthcare, 3M, Honeywell, Novartis, Merck, Civica, Pfizer In this site plan, BioMed Park took control of UT's land on Holmes Road. The brown section spans the entire length of Buffalo Speedway. Maybe they were cleaning up against a debris violation? Also, I believe the red CenterPoint Energy flags are new. Behind the fence was a bright, blue, container. wow!! I wonder what's going on?? There was a CenterPoint Energy control panel 20 feet away. If there was just one, centrally located, maybe there would be more traction for leasing. Now, potential clients will have to choose from 3 different Houston-area campuses. The City of Pasadena recently discussed a TMC BioPort "Spinoff" in their Strategic Plan Five-Year Update June 2023 meeting. As well already know, now McCord Development is proposed their own Bio Technology Manufacturing campus in Generation Park.
