largeTEXAS
Work has started on one of my favorite downtown buildings. It will be called the Palace Hotel, located at (I think) Congress and LeBranch. Beautiful building, but surrounded by a huge parking garage.
editor
Doesn't sound familiar. Any pictures?
houstonsemipro
You can check out the web site the one from New York's Palace Hotel to see how houston's would be like.http://www.newyorkpalace.com/palace_weddings_social_affairs/
UrbaNerd
Is this a new building, or is it a rennovation?
houstonsemipro
I think its a rennovation.
largeTEXAS
It's a renovation of a tiny red brick building that is unfortunately surrounded by the new court parking garage. It should be a fantastic hotel when complete, though.
Subdude
Surprising to see this is still on, especially given the current downtown hotel glut. It was first announced a couple of years ago but not a word since. Good news in any event.
The New Juniper
Building a hotel in downtown Houston is financial suicide.
SpaceCity
Any photos / renderings? Actually, since its near the court, you'll probably get a lot of out of town lawyers staying there.
largeTEXAS
I have photos, just don't know how to post them. If anyone could help it would be appreciated.
SpaceCity
go to www.photobucket.com. you can upload them to that site, then copy the address below the picture that says IMG and post it here.
Subdude
Is this going to be Single Room Occupancy by any chance? Considering the building's size, the location, and the economy, it seems like that might be the case.
Subdude
Construction is going on here. The building is covered in scaffolding.
dbigtex56
I've 'googled' this property (216 La Branch) and it shows up in Harris County Purchasing Department Listing of Current Term Contracts By Description. According to County Commission Court Agenda, Dec. 18 2001: 38. Recommendation that the award for lease of the Palace Hotel at 216 LaBranch be made to Palace Partners, Ltd., in the amount of $420 per month, and for the County Judge to take necessary action relating to the award. If I'm understanding this correctly, the building is still owned by Harris County, and is under long-term lease to developers.
bachanon
Building a hotel in downtown Houston is financial suicide.perhaps it's such a "sure" financial loss that a company who needs more losses for tax purposes can stand to use the vacancies in houston to their advantage in the mean time, yet, get their brand in houston (while interest rates are low) until things turn up as they are expected to. businesses aren't always opened for immediate profit. Subdude
If this is indeed SRO then a federal rental subsidy is available, and it is unlikely that vacancy will be an issue.
Subdude
Update from Houston Neighborhoods Council:Restoration is nearly complete on the historic Palace Hotel, 1417 Congress at La Branch. The three-story building was constructed in 1903 in an area northeast of downtown that was originally considered part of the Second Ward. The design is possibly the work of Swedish-born architect Olle J. Lorehn, who also designed Sacred Heart Co-Cathedral. The decorative cast iron support columns along the Congress and La Branch facades were forged at Houston

Better yet, ask for a definition from the owner of the Sam Houston or Magnolia. Those companies who need tax losses (like the owner of the two downtown Marriott's) are few and far between. Even they aren't happy with the "tax losses" they are showing. Employees only like to report to their boards "tax losses" for a certain period of time. After a while a "tax loss" is correctly reclassified as a "bad decision" and/or a "foreclosure".
Subdude
Given the size and nature of the property, it doesn't seem it would be operated as a hotel in any case. It will probably just be office space.
